Investment Underwriting & Financial ArchitectureOwn institutional-grade underwriting that survives IC and lender scrutiny.Build and maintain advanced real estate models (DCF, development, value-add, equity waterfalls, sensitivities)Price downside risk, timing friction, and capital stack fragility — not just base-case IRRsTranslate complex assumptions into decision-ready outputs2. New York–Specific Market & Regulatory IntelligenceUnderwrite reality — not theory.Incorporate rent regulation, permitting timelines, labor dynamics, and political risk into modelsAssess time-to-execution as a core investment variableIdentify when certainty outperforms headline returns3.
