Real Estate Financial Analyst Position

We are seeking a highly skilled and motivated individual to join our team as a Real Estate Financial Analyst.

This role involves developing and maintaining complex financial models for real estate investments, including operating and non-operating cash flow modeling, levered and debt cash flow, joint venture (JV) & waterfall analysis, and portfolio valuation. The ideal candidate will have strong analytical skills and be able to work independently to support our clients in the real estate industry.

Key Responsibilities:

  • Develop and maintain advanced financial models for real estate investments, including operating and non-operating cash flow modeling.
  • Create Argus valuation models, lease abstracting, lease review, and audit, as well as perform cash flow and rent roll analysis.
  • Perform valuations for commercial real estate properties using different approaches, including income capitalization approach (DCF & direct capitalization), sales comparison approach, and cost approach.
  • Model REIT income statement and balance sheet, understanding of revolver, interest expense & circularity, modeling of future development, FFO & CAD, and building and auditing of REIT valuation and NAV models.
  • Prepare pitch books, information memorandums, industry studies, company profiles, and discussion documents related to various industries.
  • Conduct M&A deal run and potential target & buyer screenings using databases such as Greenstreet, RCA, Argus, Costar, Capital IQ, PitchBook, Mergermarket, and FactSet.

Requirements:

  • Post-Graduation in Finance or equivalent qualification (CFA, MBA (finance), CA or equivalent).
  • Minimum 2-5 years of experience in investment banking space or commercial real estate valuation.
  • Strong statistical and analytical skills to assess economic performance/analysis of companies and industries for clients.
  • Able to work independently and possess management/leadership skills to run research on a day-to-day basis.
  • Excellent written and spoken communication skills with experience in client handling.
  • Working knowledge of databases such as Bloomberg, Capital IQ, Thomson Research, and FactSet.
  • Well-versed with MS Office suite specially Microsoft Excel, Word, and PowerPoint.
