Job Overview:

This role focuses on driving sales across luxury apartments, retail spaces, and commercial projects within the MMR region. The ideal candidate should have a deep understanding of the local market, strong relationship-building skills, and the ability to identify potential clients and partners.

Main Responsibilities:

  • Lead a team of sourcing professionals and provide guidance and mentorship
  • Set daily, weekly, and monthly targets aligned with project goals
  • Regularly review team performance and implement strategies to achieve targets
  • Sources potential homebuyers and investors for ongoing mandate projects in Thane
  • Build and manage a lead pipeline by networking with investors, HNIs, and direct client sources
  • Track the quality of leads generated and converted by the sourcing team and pre-sales team
  • Coordinate with on-site Sales teams to drive walk-ins, presentations, and closures
  • Develop strong referral networks and partnerships with wealth managers, corporates, and local influencers
  • Act as a lead generator for the on-site Sales team by driving qualified walk-ins and site visits
  • Identify, approach, and onboard new channel partners, CP firms, and independent brokers across Mumbai, Thane & Navi Mumbai
  • Conduct CP onboarding sessions and share project briefings, commercials, and marketing materials
  • Strengthen relationships with IPCs and local brokers to ensure repeat site footfall and closures
  • Regularly engage with the CP network through broker meets, events, site visits, and incentive programs
  • Monitor and evaluate CP performance, resolve partner queries, and drive continued engagement
  • Maintain a live tracker of sourced clients and channel partners onboarded, along with conversion metrics
  • Share daily/weekly updates with the leadership team on sourcing pipeline, CP activity, and conversion ratios, and closures
  • Stay up-to-date with competition channel activity and share market insights
  • Closely collaborate with Marketing and Sales teams for lead follow-ups and campaign inputs

Required Competencies:

  • Strong network of channel partners across MMR (especially Thane)
  • Proven experience in client sourcing and broker engagement for real estate
  • Excellent communication, negotiation, and interpersonal skills
  • In-depth knowledge of residential, retail & commercial real estate in the local market
  • A self-motivated individual with field sales DNA and a high drive for targets
