Construction Project Development Manager

The role of Construction Project Development Manager is pivotal in the successful execution of new Starbucks store openings.

Responsibilities and Deliverables
  • Lead site surveys, formalize reports as per standard format, and ensure alignment with project timelines.
  • Coordinate meetings with landlords to gather deliverables and services infrastructure requirements for cost estimate preparation.
  • Validate test fits through cross-functional team coordination and secure sign-offs on test fits.
  • Review schematic designs considering site conditions and services infrastructure, validate initial cost estimates, and conduct thorough reviews.
  • Collaborate with services consultants to review drawings, ensuring incorporation into DD documents.
  • Finalize FCS with Project Finance based on final DD drawings received and facilitate BOI trackers with specifications and quantities of items to be procured by Starbucks.
  • Formalize final services drawings incorporating comments from design teams, coordinate with QS for BOQs, and ensure commercial closure within approved budgets.
Key Execution Activities
  • Initiate kick-off meetings with developers, contractors, and services consultants.
  • Supervise construction activities, maintaining high-quality standards.
  • Review projects on timelines with contractors and review BOIs weekly to prevent delays.
  • Monitor project costs, inform QS and project finance of cost escalations due to extra items executed on site.
  • Circulate weekly progress reports to stakeholders and attend weekly store development calls.
  • Review projects in terms of overall progress, detailing, and finishes approvals with design teams.
  • Inspect loose furniture and finishes, facilitate equipment installation, and coordinate with external vendors for services infrastructure installation.
  • Set up stores including furniture, artwork, signage, conduct walk-throughs with operations teams, and note punch lists generated by ops teams.
