Expert Financial Modeling Professional

As a seasoned financial modeler, you will be responsible for crafting intricate financial models that drive business decisions in the Real Estate industry.

  • Create complex REIT/Real Estate specific financial models, including operating and non-operating cash flow modeling, levered and debt cash flow, JV & waterfall, multifamily, office, industrial, and retail assets classes.
  • Develop Argus valuation models (single property and portfolio), lease abstracting, lease review, audit, cash flow, and rent roll analysis.
  • Perform valuations using income capitalization approach (DCF & direct capitalization), sales comparison approach, and cost approach.
  • Model REIT income statements and balance sheets, understanding revolver, interest expense, circularity, future development, FFO, CAD, REIT valuation, and NAV models.
  • Prepare pitch books, information memorandums, industry studies, company profiles, company-focused discussion documents.
  • Conduct M&A deal runs and potential target & buyer screenings using databases like Greenstreet, RCA, Argus, Costar, Capital IQ, PitchBook, Mergermarket, FactSet.
Requirements:
  • Post-Graduation in Finance or equivalent qualification (CFA, MBA (finance), CA, or equivalent).
  • Minimum 2-5 years of experience in Investment banking space or commercial real estate valuation.
  • Strong statistical and analytical skills to assess economic performance/analysis of companies and industries for clients.
  • Ability to work independently with management/leadership skills to run research on a day-to-day basis.
  • Excellent written and spoken communication skills with client handling experience.
  • Working knowledge of databases like Bloomberg, Capital IQ, Thomson Research, FactSet.
  • Proficiency in MS Office suite (Microsoft Excel, Word, PowerPoint).
