About the Opportunity:

Commercial property accountants are responsible for managing a portfolio of commercial properties owned by various funds and joint ventures, ensuring compliance with lender, tax, and investor requirements. They work closely with 3rd party property teams who handle day-to-day accounting operations using financial platforms like MRI.

Key Responsibilities Include:

  • Managing overall property level accounting, including rent rolls, lease maintenance, cash management, financial reports, annual budgets, quarterly budget re-projections, tax basis amortization, and depreciation calculations.
  • Reviewing and overseeing 3rd party property accounting for consistency, accuracy, and proper accounting practices.
  • Providing support to 3rd party MRI users, reviewing and approving operating and tax escalations, and preparing unaudited financial reports as required.
  • Managing loan compliance, mortgage payments, lender reporting, loan and escrow draw, and preparing audited financial statements with footnotes (FV and Tax basis).

Skill & Experience Requirements:

  • 5-8 years of experience in property accounting, with the majority in commercial real estate.
  • Familiarity with fair value GAAP, tax accounting, IFRS, TRS (Taxable REIT Subsidiaries), tenant recoveries (CAM), and waterfall calculations.
  • Experience in year-end audit, including preparation of financial statements and footnotes, and loan compliance, including loan-draw and escrow-draw packages, covenant calculations.
  • Ability to work independently, communicate effectively, multitask, prioritize, and proficiently use financial software systems applications and Microsoft Windows software programs.
