Shift Operations Specialist

About the Job:

  • Maintain smooth technical operations during designated shifts.
  • Manage all technical assets in a building, encompassing electromechanical and utilities services.

Main Responsibilities:

  1. Develop and implement proactive maintenance strategies (PPM) and conduct regular site assessments to identify risks, defects, and areas for improvement.
  2. Review subordinate staff's work, provide guidance when necessary, and ensure accurate documentation, tracking, and follow-up of assets under defect liability period and AMC/CAMC in a centralized tracker.
  3. Be responsible for hiring, training, and developing shift engineers and maintenance personnel.
  4. Promote effective service delivery by formulating suitable budgeting controls and monitoring SLAs and KPIs for outsourced agencies and stakeholders.
  5. Maintain high performance standards by ensuring timely renewal of agreements, submission of invoices, and follow-ups for payments.
  6. Oversee vendor quotations and invoices, ensuring proper sign-offs for attendance and cost sheet submission.
  7. Schedule regular vendor meetings to discuss daily matters, ensure corrective actions are taken, and plan for energy conservation.
  8. PPrepare monthly readings sheets with occupants and ensure all check-sheets and logbooks are being filled properly as per the schedule.
  9. Maintain detailed records of all equipment, attend major complaints, escalate to senior management if necessary, and ensure work permits are in place and safe working practices procedures are followed.
  10. Assist Property Manager/Assistant Property Manager/Techincal Manager in conducting risk assessments of building operations and work towards mitigation of highlighted inherent risks and conducting root cause analysis in case of system failure and breakdowns.
  11. Create corrective, preventive, and emergency response action plans.
  12. Participate in evacuation drills and be a part of ERT/QRT team.
  13. Maintain accurate engineering and other reports like DMR and MMR.
  14. Work closely with regional RO/HO/SME/training teams and ensure closure of all required reports.
