The role of a Closing Team Leader involves overseeing the on-site team of Closing Managers, ensuring daily goals are set and progress is monitored. Key responsibilities include handling walk-ins, building rapport, addressing objections, and pitching offerings with precision and emotional intelligence.
A deep understanding of project pricing, unit availability, promotional offers, buyer objections, and negotiation levers is crucial for success in this position. Additionally, facilitating upsell conversations, promoting higher floors, premium views, clubhouse upgrades, or add-on parking in line with buyer profiles is an essential aspect of the job.
The Closing Team Leader must be able to train the team on pitch structure, pricing articulation, objection handling, and negotiation techniques. Tracking visitor patterns, buyer questions, and conversion blockers, and recommending tactical interventions to improve performance are also key responsibilities.
Providing real-time market feedback to central teams, including competitor pricing, offers, and buyer sentiment, is another critical task. Ensuring key post-sale touchpoints are managed, hand-holding high-value customers for feedback, referrals, and cross-sell opportunities, rounds out the role.
