Job Title: Project Head

We are seeking a highly capable and collaborative leader to head multiple renovation and fitout projects.

Title:

Project Executive (Renovation and Fitouts)

Role & Responsibilities:

The successful candidate will lead the overall project execution cycle from design through procurement and construction for multiple renovation and fitout projects.

  • Prepare master schedules, budgets, and procurement strategies
  • Develop construction strategies with logistics plans
  • Coordinate with cost planning teams for budget preparation
  • Lead the design process, including design reviews, value engineering, and timely release of design packages

Programme Management:

  • Prepare fortnightly/monthly schedule trackers
  • Lead BOI deliveries and store management
  • Identify delays and propose acceleration methods
  • Identify and flag risks to timelines and suggest mitigation plans
  • Coordinate with hotel operations and client asset management teams on proposed shutdowns

Contracts & Cost Management:

  • Prepare, track, and update tender event schedules
  • Coordinate with commercial management teams to prepare tender packages, administer tender processes, and award contracts
  • Manage change order processes
  • Lead third-party QS for post-contract QS and certification of bills
  • Prepare monthly cost reports, cash flow, and budget updates

Construction Management:

  • Supervise and lead site logistics, shutdown plans, and works execution strategies in running hotels
  • Lead design coordination between design consultants, vendors, and contractors to ensure seamless execution
  • Manage contractors' work progress at sites and monitor adequacy of resources and equipment
  • Lead quality control and safety procedures implementation at sites
  • Manage changes during execution
  • Prepare and lead project handover processes to owner/operators

Required Qualifications, Skills & Experience:

  • Bachelor's degree in civil engineering, construction management, or related fields
  • Minimum 12 years of experience in hospitality fitout projects
  • Familiarity with international hotel brand standards is a plus
  • Proven experience in managing multi-disciplinary teams and subcontractors
  • Excellent problem-solving, communication, and stakeholder management skills
  • Proficient in MS Office, MS Project, and documentation management
  • Good interpersonal and leadership skills
  • Eye for detail in hard finishes and knowledge of various finishing materials is a plus
  • Exposure to LEED/IGBC/green building certification processes is a plus
