Job Description

  • You will be responsible for ensuring that all technical services are operational during your shift duty. You will manage and maintain electromechanical/ utilities services at the site with the help of a technician team.
  • You will prepare and implement planned preventive maintenance (PPM) to prevent equipment failure and downtime.
  • You will conduct regular inspections at the site to identify potential risks and defects areas.
  • You will review the work of subordinate staff and provide guidance when needed.
  • You will ensure the documentation, checking, and follow-up of assets under defect liability period and AMC/CAMC in a tracker.
  • You will be responsible for hiring, training, and development of shift engineers and maintenance staff.
  • You will formulate suitable budgeting controls and monitor SLAs & KPIs for outsourced agencies towards effective service delivery.
  • You will maintain service level agreements and keep performance indicator scores above excellence.
  • You will ensure timely renewal of agreements, submission of invoices, and follow-ups for payments.
  • You will oversee all vendor quotations and invoices.
  • You will ensure proper signoffs for attendance and required details for cost sheet submission.
  • You will ensure timely submission of client-approved cost sheets to the office and follow up for invoices.
  • You will schedule monthly vendor meetings to discuss daily matters and ensure corrective actions are taken.
  • You will plan and implement energy conservation measures.
  • You will prepare monthly readings sheets with occupants and ensure all check-sheets and logbooks are filled properly as per schedule.
  • You will maintain history cards for all equipment.
  • You will attend major complaints and escalate to seniors/coordinate with technical staff if necessary.
  • You will ensure work permits are in place and safe working practices/procedures are followed.
  • You will assist Property Manager/Assistant Property Manager/Technical Manager in conducting risk assessments of building operations and work towards mitigation of highlighted inherent risks and root cause analysis in case of system failure and breakdowns.
  • You will create corrective, preventive, and emergency response action plans.
  • You will take part in evacuation drills and be a part of ERT/QRT teams.
  • You will maintain engineering and other reports like DMR and MMR.
  • You will work closely with regional RO/HO/SME/Training teams and ensure closure of all required reports.
  • You will facilitate services under the slogan No Safety No Work.

Required Skills and Qualifications

  • A degree in a relevant field such as engineering or construction management.
  • At least 5 years of experience in a similar role.
  • Excellent communication and interpersonal skills.
  • Ability to work in a fast-paced environment and prioritize tasks effectively.
  • Knowledge of safety protocols and procedures.
  • Ability to lead and motivate a team.
  • Strong analytical and problem-solving skills.
