Senior Building Management Specialist

The Building Management Systems Engineer is a pivotal role that encompasses the end-to-end project execution and management of Integrated Building Management Systems (IBMS) for large-scale infrastructure projects.

• Project Coordination: Oversee the execution of Mechanical, Electrical, and Plumbing (MEP) works related to Heating, Ventilation, and Air Conditioning (HVAC), chilled water plants, utility systems, and IBMS integration.
• Installation & Commissioning: Install, test, and commission central chiller plants, air handling units (AHUs), cooling towers, pumps, valves, piping, and controls.
• IBMS Integration: Integrate IBMS platforms with chillers, HVAC equipment, electrical panels, and safety systems.
• Project Milestones: Ensure timely completion of project milestones as per schedule.
• Vendor Coordination: Coordinate with vendors, Original Equipment Manufacturers (OEMs), consultants, and internal teams to achieve execution targets.

• M&E Design Drawings: Review MEP and IBMS design drawings, Bill of Quantities (BOQ), equipment specifications, and shop drawings.
• System Architecture: Validate system architecture for BMS, HVAC, Chiller Plant Manager (CPM), Supervisory Control And Data Acquisition (SCADA)/ Distributed Control System (DCS), and utility monitoring systems.
• Adherence to Standards: Ensure adherence to ASHRAE, Indian Society of Heating, Refrigerating and Air-Conditioning Engineers (ISHRAE), Indian Standard (IS) codes, National Building Code (NBC), and international standards.

• QA/QC Checks: Implement Quality Assurance/Quality Control checks for equipment installation, piping, cabling, and control systems.
• HSE Practices: Enforce Health, Safety, and Environment (HSE) practices during site execution in compliance with safety standards.
• FAT & SAT Conductance: Conduct Factory Acceptance Tests (FAT) and Site Acceptance Tests (SAT) for critical systems.

• Performance Testing: Conduct performance testing of chiller plants (Coefficient of Performance (COP), kW/TR, load tests) and IBMS dashboards.
• Plant Optimization: Optimize plant operation through automation, control strategies, and energy efficiency.
• O&M Manuals: Prepare Operation and Maintenance (O&M) manuals, as-built drawings, and training sessions for facility teams.
• Project Handover: Support project handover to facility management teams with complete documentation.

• Strong Knowledge of HVAC Systems: Possess strong knowledge of HVAC systems, chilled water plants, pumps, AHUs, Fan Coil Units (FCUs), valves, and utility systems.
• IBMS Integration Expertise: Have hands-on experience in IBMS integration (BACnet, Modbus, LonWorks protocols).
• Project Execution Experience: Possess project execution experience in Data Centers / Hospitals / Airports / Large Commercial Buildings.
• Familiarity with Electrical Panels: Familiarity with electrical panels, Programmable Logic Controller/Distributed Control System (PLC/DCS), Variable Frequency Drive (VFD), Uninterruptible Power Supply (UPS), Diesel Generator (DG), and power monitoring systems.
• Energy Efficiency Standards: Knowledge of energy efficiency standards & green building codes (LEED/IGBC).
• Project Scheduling & Reporting: Expertise in project scheduling & reporting (Primavera/MS Project).
• Vendor Management & Stakeholder Coordination: Strong vendor management & stakeholder coordination skills.

Desirable Qualifications:

• Experience with Chiller Plant Manager (CPM) Systems: Exposure to Chiller Plant Manager (CPM) systems & optimization software.
• IoT/AI-Based Smart Building Platforms: Experience with IoT/AI-based smart building platforms.
• Certifications: Certifications in HVAC, IBMS, Energy Management, or Project Management (PMP/PRINCE2)
