About this Position:

We are seeking a seasoned Commercial Property Manager to oversee a portfolio of commercial properties owned by various funds and joint ventures. Your primary goal is to meet lender, tax, and investor requirements while working closely with external property teams who manage day-to-day accounting operations.

Main Responsibilities:
  • Accounting Management: Oversee overall property-level accounting including rent rolls, lease maintenance, cash management, financial reports, annual budgets, quarterly budget re-projections, tax basis amortization, and depreciation calculations.
  • Compliance Review: Collaborate with 3rd party property teams and review their accounting for consistency, accuracy, and proper accounting.
  • Support and Approval: Provide support to external MRI users, review and approval of operating and tax escalations, annual estimates, quarterly and annual reconciliations, cost pools, expense caps, exclusions, gross ups, and base year calculations.
Joint Venture Expertise:
  • Operating Agreement Compliance: Review and comply with operating agreements, prepare financial reporting on a consolidation or combined level, calculate and process management fees, income allocations including waterfalls, acquisitions, dispositions, and other duties as assigned.

Required Skills and Qualifications:

  • A minimum of 5-8 years of experience in commercial property accounting, preferably in funds and/or joint ventures.
  • Familiarity with fair value GAAP, tax accounting, TRS (Taxable REIT Subsidiaries), and IFRS.
  • Proficiency in tenant recoveries (CAM) and understanding of waterfall calculations, with experience in year-end audits.
  • Ability to work independently, communicate effectively, and multitask/prioritize in a fast-paced environment.
