Project Manager - Fit-out Expert

We are seeking a seasoned project manager with extensive experience in fit-out projects to lead our renovation and construction initiatives.

Key Responsibilities:
  • Lead project execution from design through procurement and construction for multiple renovation and fit-out projects.
  • Day-to-day management of internal teams, designers, contractors, and vendors to achieve safe, timely and on-budget completion with international quality standards.
  • Pre-Construction
    • Develop master schedule, budget, procurement strategy
    • Prepare construction strategy with logistics plan
    • Coordinate with cost planning team for budget preparation
    • Lead design process, design reviews, value engineering, and timely release of design packages
  • Programme Management
    • Prepare fortnightly/monthly schedule trackers
    • Manage BOI deliveries and store management
    • Identify delays and propose acceleration methods
    • Identify and flag risks to timelines and suggest mitigation plans
    • Coordinate with hotel operations and client asset management teams on proposed shutdowns
  • Contracts & Cost Management
    • Prepare, track and update tender event schedule
    • Coordinate commercial management team for tender package preparation, administration of tender process and contract award
    • Manage change order process
    • Lead third-party QS for post-contract QS and certification of bills
    • Prepare monthly cost report, cash flow, and budget updates
  • Construction Management
    • Supervise site logistics, shutdown plans, and works execution strategy in running hotels
    • Lead design coordination between design consultants, vendors, and contractors for seamless execution
    • Manage contractor work progress at site and monitor adequacy of resources and equipment
    • Implement quality control and safety procedures at site
    • Manage changes during execution
    • Prepare and lead project handover process to owner/operator
    Requirements:
    • Bachelor's degree in civil engineering or related field
    • Minimum 12 years experience in hospitality fit-out projects
    • Familiarity with international hotel brand standards is an advantage
    • Proven experience managing multi-disciplinary teams and subcontractors
    • Excellent problem-solving, communication, and stakeholder management skills
    • Proficient in MS Office, MS Project, and documentation management
    • Good interpersonal and leadership skills
    • Eye for detail in hard finishes and knowledge of various finishing materials is an advantage
    • Exposure to LEED/IGBC/green building certification processes is an advantage
