Land Acquisition Role

The Land Acquisition Manager will be responsible for sourcing and evaluating land parcels for development projects in Bangalore.

This role demands a strong network of market contacts, sharp negotiation skills, and thorough knowledge of legal processes.

Key Responsibilities:

  • Market Scouting & Land Identification: Identify potential land parcels within Bangalore & surrounding areas.
  • Deal Structuring & Negotiation: Negotiate purchases & joint development agreements, structure goodwill payments, advance terms, and revenue-sharing ratios.
  • Legal & Regulatory Due Diligence: Coordinate title clearance, encumbrance checks, khata verification, and manage approvals from BBMP, BMRDA, BDA, KIADB, and RERA.
  • Financial & Feasibility Analysis: Prepare land feasibility reports with ROI/IRR/payback and work with finance on funding needs & project profitability.
  • Stakeholder Management: Build relationships with landowners, brokers, panchayats, government authorities, resolve conflicts, ensure smooth transactions, and maintain confidentiality during negotiations.
  • Reporting & Pipeline Management: Maintain a land pipeline tracker (shortlisted, negotiated, finalized), provide regular reports to senior management, and track competitor acquisitions & market benchmarks.

Candidate Profile:

Education: Graduate degree in any field, MBA or BE Civil preferred.

Experience: 8–15 years in land acquisition for development projects in Bangalore.

Industry: Experience working with leading developers is beneficial.

Skills:

  • Networking with brokers, landowners, and government authorities.
  • Negotiation and deal closure expertise.
  • Knowledge of RERA, FAR, TDR, BMRDA/BDA approvals.
  • Financial acumen (ROI, IRR, payback models).
  • Integrity, persuasion, and relationship management.

Other: Willingness to travel extensively within Bangalore & surrounding regions.
