Focused on quality, safety, and a superior living experience, Scholar Z integrates technology and operational excellence to deliver an end-to-end living solution for students.Role SummaryThe Associate Manager – R&M (Repairs & Maintenance) will be responsible for ensuring timely, efficient, and cost-effective maintenance of Scholar Z properties. This role demands hands-on technical expertise across multiple engineering systems, strong vendor and budget management, and the ability to lead ground teams to achieve operational excellence.The individual will play a key role in maintaining asset uptime, ensuring safety compliance, managing preventive maintenance schedules, and driving continuous improvement in maintenance standards.Key ResponsibilitiesMaintain TAT for all R&M tickets and ensure high customer satisfaction (CSAT).Oversee material data management – including in-house store stock and used materials – with zero deviation.Minimize vendor dependency through in-house technical solutions while maintaining quality standards.Carry out preventive, reactive, and corrective maintenance for key assets (Split AC, MDB, SMDB, DB, LCP, Generators, Booster/Sump Pumps).Resolve carpentry, basic electrical, and plumbing complaints efficiently.Inspect, maintain, and repair plumbing systems, water tanks, and pumps.Diagnose and rectify leakage or blockage issues; ensure efficient drainage and water supply systems.Install and maintain Geysers, UPS, and Inverters.Perform minor carpentry repairs, door/window alignment corrections, and lock replacements.Maintain PPM and RM checklists accurately.Participate in emergency on-call duties during weekends, holidays, and off-hours.Manage the R&M departmental budget effectively.Experience & Educational CriteriaExperience Required:5–8 years of overall experience in engineering or facility maintenance.Minimum 3–4 years in handling MEP or maintenance operations at a managerial or supervisory level.Proven expertise in preventive and corrective maintenance for multi-site facilities.Education:Diploma or Degree in Electrical, Mechanical, or Civil Engineering (mandatory).Additional certifications in Facilities Management or Maintenance Engineering preferred.Skills & Technical ExpertiseStrong knowledge of HVAC systems, DG sets, STP, firefighting, and elevator operations.Familiarity with statutory compliance – fire, electrical, and pollution control.Proficiency in vendor management, budgeting, and cost optimization.Hands-on experience leading maintenance teams and contractors.Knowledge of tools and checklists for MEP monitoring and R&M tracking.Persona TraitsOwnership mindset: Takes full accountability for property performance and maintenance outcomes.Analytical thinker: Uses data and root-cause analysis for problem-solving.Calm under pressure: Manages emergencies with composure and sound judgment.Compliance-focused: Ensures all maintenance activities meet safety and statutory standards.Team motivator: Leads by example, empowering on-ground teams for excellence.
