Residential Marketing Director Job DescriptionThe successful candidate will be responsible for driving growth in our luxury and premium residential business. They will lead efforts to develop and implement strategies that ensure effective product conceptualization, go-to-market strategy, launch, and closure of projects as per the business plan.Job Purpose:Develop and implement sales and marketing strategies for existing and upcoming projects in the segment.Create a cohesive plan based on existing inventory and launch plans for new projects in the segment.Ensure development of detailed marketing plans and related budgets.Implement direct marketing strategies and maximize quality lead generation at the least cost per lead.Liaise with the Digital Marketing Manager and Channel Sales Manager to conduct activities that will maximize quality leads from those channels.Enable critical sales closures by guiding team negotiations and participating/approving final negotiations.Manage the Sales and CRM teams to ensure qualified leads are quickly converted into sales.Oversee engagement with relevant loyalty customers and strive to maximize quality lead generation through them.Track and monitor key performance parameters to ensure business operations for the segment are on track.Manage key relations with alliance partners, investors, and partners.Ensure business operations and communications for the segment follow RERA and relevant statutory requirements.Track the market and industry for trends and competition.Establish a disciplined planning, budgeting & MIS process for the segment.Ensure implementation of policies and processes as applicable for team and operations.Promote open, constructive, and collaborative relations within and across teams and group entities.Create a cohesive team of competent personnel by hiring, training, and retaining top talent.On-board and manage team. Review performance individually and collectively and recommend training interventions as required.Key Responsibilities:Key Performance Indicators (KPIs):Monitor and analyze sales data to inform marketing strategies.Measure and evaluate the effectiveness of marketing campaigns.Develop and maintain relationships with key stakeholders.Collaborate with cross-functional teams to achieve business objectives.Identify and capitalize on business opportunities.Stay up-to-date with market trends and competitor activity.Recommend improvements to processes and procedures.Provide coaching and guidance to team members.Maintain accurate records and reports.Required Skills and Qualifications:Graduate/MBA with 12+ years of residential sales experience with a reputable developer/real estate company.Proven track record in managing all aspects of marketing and sales for high-quality projects.Leadership and management experience to lead internal and external stakeholders.Established knowledge of development in local market and an established network with channel partners, wealth managers, agencies, and customers.Bachelor's degree or higher in Business Administration or related field.Strong analytical and problem-solving skills.Excellent communication, interpersonal, and project management skills.Ability to work in a fast-paced environment and adapt to changing priorities.Strategic thinking and ability to drive results-oriented initiatives.Benefits:Competitive salary and benefits package.Opportunities for professional growth and development.Collaborative and dynamic work environment.Recognition and rewards for outstanding performance.Others:Must have valid driver's license.Will require occasional travel to company offices and other locations.Will require working flexible hours, including evenings and weekends, as needed.Must have strong attention to detail and organizational skills.Will be required to maintain confidentiality and handle sensitive information.May be required to wear a uniform and adhere to company dress code.Must be able to lift up to 25 pounds and stand for long periods of time.May be required to work in a fast-paced environment with frequent interruptions.
