Description and Requirements

Portfolio Management : Oversee the management of all corporate-owned, leased, or rented properties in India. This includes India offices in Business Centers & Service Centers. Lease Negotiations and Management: Handle lease negotiations, renewals, and terminations for office spaces and other properties. Ensure favorable lease terms and conditions for the company. Facilities Management : Manage the facilities and maintenance teams responsible for the upkeep of offices & properties. Ensure compliance with health, safety, and environmental regulations. Cost Management : Develop and manage budgets for real estate operations and capital expenditures. Vendor and Contract Management: Select and manage third-party vendors, contractors, and service providers related to real estate and facilities management. Monitor performance and enforce service level agreements. Risk Management : Identify and mitigate risks related to real estate operations, such as lease liabilities, property damage, or regulatory compliance issues. Space Planning and Utilization : Optimize space utilization across properties to accommodate business needs efficiently. Plan and oversee office layouts, expansions, or consolidations. Sustainability Initiatives : Implement sustainability initiatives related to real estate operations, such as energy efficiency improvements, waste reduction programs etc. Reporting and Analytics : Prepare regular reports and analytics on real estate portfolio performance, including occupancy footprint, rates, cost savings etc., Compliance: Ensure compliance with local regulations and legal requirements related to Real Estate. Stakeholder Management : Collaborate with internal stakeholders such as Finance, Legal, HR, and operations teams to align real estate strategies with business goals. Market Research and Benchmarking: Conduct market research and benchmarking to stay informed about real estate trends, rental rates, and competitive landscape in India. Project Management : Oversee real estate projects such as renovations, relocations, or construction projects. Ensure project design, costings, budget control, on-time completion, meet quality standards.
