Business Development Manager or Head – Land Acquisition(Mumbai-Thane Region)Location:Mumbai / ThaneRole Overview:We are seeking a highly experienced and well-connected Business Development Manager – Land Acquisition to lead and drive strategic land acquisition initiatives across the Thane region. The ideal candidate must have deep-rooted knowledge of local land parcels, property titles, feasibility studies, and legal landscapes, with a strong network across developers, brokers, and legal experts.Key Responsibilities: Identify, evaluate, and acquire land parcels across the Thane belt suitable for residential, commercial, or industrial development. Conduct detailed feasibility studies including FSI potential, zoning regulations, and financial viability. Maintain comprehensive knowledge of available land in the region—location, pricing, ownership, market trends, and development potential. Conduct title due diligence, flag legal issues or encumbrances, and coordinate with legal teams for clean acquisitions. Build and maintain a wide network of landowners, brokers, government liaisons, and legal consultants. Ensure end-to-end coordination from lead generation to deal closure, including documentation and compliance. Prepare reports, comparative studies, and project proposals for senior management. Work in collaboration with internal departments like legal, finance, and strategy teams.Candidate Requirements: Minimum 10+ years of experience in land acquisition, preferably in the Mumbai-Thane belt. In-depth knowledge of Thane's real estate market, with active familiarity of land titles, documentation, and local authority processes. Strong understanding of real estate laws, property litigation, and development norms. Proven track record of successful land closures (residential, commercial, or industrial). Legal qualification is not mandatory, but strong knowledge of property laws is essential. Must have an extensive network across the region and excellent negotiation skills. Graduate degree required; postgraduates or law backgrounds will be an added advantage.Preferred Attributes: Highly ethical and detail-oriented. Self-starter with the ability to work independently. Excellent communication and relationship management skills. Strong commercial and analytical acumen.
