Or you could just decide to bring your dog and watch a movie under stars in its lawns, as one of the only pet friendly developments in the country.

Over decades, the brand’s provocative positioning has created an experience that is often copied by name but never matched. Today, as the office transitions to the next generation of entrepreneurs, 32nd is taking this essence to convert its major land holdings of over 165 acres in iconic locations, into larger, more evolved and always disruptive community spaces across the nation.

While 32nd has delivered over 2.4 million square feet of marquee commercial, retail, co-working and office spaces with notable tenants such as Google, MG Motors, Olive, The Piano Man, Greenr and many more, the brand is at the beginning of its journey with 165 acres across 11 projects pipelined for development in the coming 2 years. In addition to the 30 dining options at 32nd Avenue in Gurgaon, 32nd has just launched a curated fashion boutique hub with the edgiest, most disruptive, premium brands in fashion including Almost Gods, and many more. To this, we plan to add 350,000 sq. ft. of hand-picked ultra-luxury international fashion brands. In Goa, 32nd is developing 4 retail campuses and 2 residential campuses. The first of which, 32nd Beach, is a mixed-use retail development of 7 acres overlooking the Indian Ocean at Vagator beach. At completion, 32nd Beach will be India’s first curated private beach experience with 46 restaurants, 20 luxury boutique stores, a flea market, and a one of a kind 100,000 square foot ocean-side event space.

Overview

We are seeking a highly skilled and motivated Development Leader to oversee the planning, execution, and delivery of various projects at 32nd Avenue. The ideal candidate will coordinate internal resources and third-party vendors to ensure flawless project execution while maintaining budgetary constraints and timelines. This role requires strong leadership, organizational skills, and a commitment to excellence.


Key Responsibilities:

  • Coordinate internal resources and third parties/vendors for the flawless execution of projects.
  • Ensure that all projects are delivered on time, within scope, and within budget.
  • Develop project scopes and objectives, involving all relevant stakeholders and ensuring technical
  • feasibility.
  • Ensure resource availability and allocation for all project phases.
  • Develop a detailed project plan to track progress and performance.
  • Create and maintain comprehensive project documentation.
  • Use appropriate verification techniques to manage changes in project scope, schedule, and costs.
  • Measure project performance using appropriate systems, tools, and techniques.
  • Report and escalate issues to management as needed.
  • Manage relationships with clients and all stakeholders to ensure satisfaction.
  • Meet financial objectives by forecasting requirements; preparing an annual budget; scheduling
  • expenditures; analyzing variances; initiating corrective actions.


Requirements:

  • A bachelor’s degree in Civil Engineering, Project Management, or a related field is required. Professional Project Management Certification (PMP/CAPM/CPM/MPM) from an accredited institution is preferred.
  • Minimum 10 years in managing real estate projects, including overseeing the entire project lifecycle from conceptualization to completion
  • Experience in selecting, evaluating, and managing relationships with vendors and contractors to ensure they meet project specifications and timelines.
  • Demonstrated understanding of project management processes, strategies, and methodologies. In-depth understanding of construction processes, cost drivers, interior design principles, and fit- out specifications and building operations to effectively oversee project execution and ensure compliance with quality standards. Familiarity with building codes, regulations, and industry standards is crucial.
  • Excellent client-facing and internal communication skills; proficient in both written and verbal communication. Excellent written and verbal communication skills to effectively interact with stakeholders at all levels, including clients, team members, and upper management.
  • Exceptional organizational skills with attention to detail to manage multiple projects simultaneously while ensuring adherence to timelines and quality standards.
  • A strong sense of personal accountability regarding decision-making and supervising departmental teams.
  • Experience working in a high-level collaborative environment that promotes teamwork.
  • Proven managerial experience applying analytical thinking and problem-solving skills.
  • Ability to predict challenges proactively and seek solutions to head off obstacles.
  • Solid organizational skills including attention to detail and the ability to multitask effectively.
  • Strong working knowledge of project management software (e.g., Microsoft Project, Primavera) and other relevant tools for scheduling, budgeting, and documentation.
