We assess all relevant issues right from the start of project development, including current and future travel requirements, urban planning, economic and social development, and environmental protection. SYSTRA has completed 17,000+ Square kilometer of Statutory Master Planning and 15+ City Development Plans (CDPs). We are seeking applications for the position of Real Estate Expert for Zonal development master plan in Utter Pradesh. Missions/Main Duties: - Market Assessment & Feasibility - Conduct detailed real estate market assessments, demand-supply studies, and land valuation analyses for different zones within Lucknow. - Evaluate existing land uses, identify redevelopment/greenfield opportunities, and forecast future real estate trends. - Assess financial viability and risk for proposed land use, mixed-use developments, and PPP (Public-Private Partnership) frameworks. - Strategy Development - Formulate actionable real estate development strategies aligned with Zonal Development Plans, including recommendations on land assembly, transaction structures, and investment models. - Advise on land monetization, asset management, and revenue generation options for local authorities or development agencies. - Support the integration of real estate strategies with overall urban planning, infrastructure, and regulatory frameworks. - Financial Analysis - Develop financial models for real estate projects including cash flow projections, project IRRs, and sensitivity/risk analysis. - Review policy frameworks related to real estate investment, taxation, and revenue sharing; advise on regulatory improvements to attract private investment. - Stakeholder Liaison - Engage with government agencies, developers, investors, landowners, and financial institutions. - Support negotiations and provide expert advice on structuring real estate transactions and partnerships. - Reporting & Documentation - Prepare technical reports, concept notes, and presentations on real estate market analysis, strategies, and financial studies for ZDPs. - Ensure deliverables comply with statutory requirements and reflect best practices in the real estate sector. Profile/Skills: - Post Graduate Diploma in Management (PGDM) in Finance, MBA (Finance), CA, or ICWA from a recognized institute. - Minimum 7 years of experience as a Real Estate Expert in large-scale urban development, planning, or real estate advisory projects. - Must have experience at least 6 months as Real Estate expert in at least one number of work in regional/Master Plan/Town planning. - Deep experience in market analysis, real estate modeling, trans - action advisory, and project structuring, preferably for metropolitan or urban planning projects in India. - Familiarity with urban local body processes, land management, and regulatory environments is desirable. : We commit to put people who join us at the heart of improving transportation and urban infrastructure efficiency.
