Job Description Job Description Job Title: Contracts & Procurement Manager Location: Mumbai Company: Della Township Job Summary The Contracts & Procurement Manager will be responsible for overseeing and managing all contractual, commercial, and procurement activities for DELLA Townships luxury residential and high-rise township projects. The ideal candidate will have extensive experience in large-scale township developments, luxury housing, and high-rise residential construction, ensuring cost-effective procurement and strong contract management practices across all the states in India Key Responsibilities - Lead the contracts and procurement function for township and luxury residential projects. - Prepare, review, and negotiate contracts, tenders, and agreements with vendors, consultants, and contractors. - Manage the entire procurement cycle from vendor identification and pre-qualification to bid evaluation, negotiation, and finalization. - Develop and implement procurement strategies aligned with project budgets and timelines. - Ensure compliance with company policies, legal regulations, and project requirements. - Work closely with the Project Management, Engineering, and Finance teams to monitor project costs and control variations. - Maintain and build relationships with key suppliers and contractors to ensure quality and timely delivery. - Evaluate vendor performance and ensure adherence to quality, safety, and sustainability standards. - Prepare and maintain MIS reports on contract status, procurement progress, and cost savings. - Manage and resolve contractual disputes and claims efficiently. - Support the management in budget preparation, cost forecasting, and tendering processes. Legal experience will be an added advantage Job Expectations Key Skills & Competencies: - Strong knowledge of contract laws, FIDIC conditions, tendering procedures, and procurement policies. - Excellent negotiation, analytical, and communication skills. - Proficient in MS Office, ERP systems, and contract management tools. - Ability to handle multiple projects simultaneously in a fast-paced environment. - Detail-oriented with strong commercial and cost control acumen. - Proven track record with reputed real estate developers or contracting firms. Work Schedule - 6 days working Minimum Qualification Bachelor's degree in civil engineering or related field; Postgraduate qualification in Contract Management / Quantity Surveying / Supply Chain Management preferred.
