Job Description Job description: Senior Construction Project Manager (Client-Side Full-Time) Project: New Office Build-Out Sector 101 Alpha, Mohali, Punjab Position Type: Full-Time | Site-Based | Senior-Level Reporting To: Promoters / Leadership Team Role Objective We are seeking a highly experienced Senior Construction Project Manager to take end-to-end ownership of our office development project in Mohali. The selected candidate will serve as the Owner's Representative, ensuring timely delivery, cost efficiency, quality control, and compliance with statutory regulations. This is a hands-on, leadership role requiring multidisciplinary coordination, deep technical know-how, and proactive risk management. Key Responsibilities 1. Project Planning & Strategy - Develop the master project schedule including all design, procurement, construction, fit-out, testing, and handover phases. - Create detailed phase-wise execution plans, contractor timelines, and resource schedules. - Drive planning sessions with consultants and vendors to lock in critical milestones. 2. Design & Pre-Construction Coordination - Review and validate architectural, structural, and MEP drawings. - Coordinate design iterations with architects, engineers, and consultants. - Identify design gaps and suggest technical optimizations aligned with cost and constructability. 3. Construction Execution Management - Supervise all civil, structural, MEP, and finishing works on site. - Ensure high-quality workmanship across stages excavation, RCC, brickwork, plastering, waterproofing, services, interiors. - Enforce adherence to safety standards, IS codes, and project specifications. 4. Procurement & Vendor Management - Assist in shortlisting, evaluating, and finalizing contractors and vendors. - Review BOQs, tender documents, and participate in negotiations. - Monitor vendor performance and contract compliance during execution. 5. Cost Control & Billing Verification - Develop and monitor project budgets and cost forecasts. - Certify contractor bills based on work done and measurement sheets. - Implement cost-control measures and identify cost-saving opportunities. 6. Reporting & Documentation - Maintain up-to-date progress reports (physical and financial). - Maintain site logs, snag lists, work inspections, and quality audits. - Conduct weekly review meetings and generate dashboards for the leadership team. 7. Authority Compliance & Final Handover - Ensure the building is constructed per GMADA-approved plans and bye-laws. - Coordinate with consultants for Occupancy Certificate (OC) and other statutory NOCs. - Prepare comprehensive handover reports, as-built documentation, and asset registers. Candidate Profile Requirement Details Education B.E. / B.Tech in Civil Engineering (Mandatory); M.Tech / MBA in Project Management is a plus; Project Management Certification (Mandatory) Experience 1015 years in construction project management with at least 2 commercial or office projects independently handled Domain Expertise Civil, Structural, MEP, Interior fit-out, Vendor Management, Project Controls Tools Knowledge MS Project / Primavera, AutoCAD, Excel, Quality Checklists, Billing Systems Soft Skills Leadership, Communication, Problem Solving, Vendor Negotiation, Time Management Key Traits We Are Looking For - Ability to lead the project independently and represent the owner's interest at all times. - High attention to detail in execution and documentation. - Proven experience in both design coordination and site execution. - Knowledge of local regulations and experience dealing with Punjab-based authorities is a plus. - Honest, process-oriented, and proactive in risk identification and resolution. Expected Deliverables from This Role - Master schedule and weekly progress updates. - Contractor/consultant selection evaluation. - QA/QC tracking reports and snag resolution. - Billing and cost control reports. - Compliance checklist for approvals and handover. Compensation - Depending on experience and project exposure Location - Project site in Sector 101 Alpha, Mohali - Candidate must be open to full-time site presence with occasional travel to design/vendor offices as needed.
