As we expand, we seek a Senior Liaisoning Officer to handle all government approvals, regulatory compliance, and land-related legal matters for our real estate projects in Indore. Key Responsibilities (KRA) - Government Liaison & Regulatory Approvals - Could you set up and maintain relationships with government authorities, municipal corporations, revenue departments, and urban development bodies to secure necessary project approvals - Ensure compliance with RERA, MP Real Estate Development Authority, Town & Country Planning (T&CP), and local building laws. - Facilitate approvals related to building permits, land conversion, environmental clearances, and project sanctions. - Land & Property Documentation - Handle due diligence, verification, and approvals for land acquisitions, title clearance, and legal documentation. - Coordinate with revenue officers for mutation, NA (Non-Agricultural) land conversion, and land-use changes. - Manage agreement drafting, registration, and legal compliance for land and project-related contracts. - Compliance & Risk Management - Ensure all real estate projects comply with zoning regulations, environmental norms, and construction safety guidelines. - Address legal and compliance-related issues, working closely with internal legal teams and external consultants. - Mitigate potential risks related to encroachments, land disputes, or policy changes affecting real estate developments. - Coordination with Internal & External Stakeholders - Work closely with architects, project managers, legal advisors, and finance teams to facilitate project execution. - Coordinate with RERA authorities, Pollution Control Boards, Fire Safety Departments, and Local Municipal Bodies to meet all statutory requirements. - Act as a liaison between corporate investors, developers, and regulatory authorities. - Policy Advocacy & Real Estate Reforms - Keep updated with government policies, land acquisition reforms, and real estate regulatory changes. - Suggest legal and strategic improvements to accelerate project approvals and optimize compliance procedures. Key Performance Indicators (KPI) Approval Timelines: Securing all regulatory approvals within defined project timelines. Legal & Regulatory Compliance: 100% adherence to real estate and land laws. Liaisoning Efficiency: Strong government relationships ensuring smooth project execution. Risk Mitigation: Preventing legal disputes, encroachments, or compliance penalties. Land & Property Clearances: Successful title verification, NA approvals, and conversion processes. Required Skills & Qualifications - 8+ years of experience in liaisoning, regulatory approvals, and real estate compliance. - Strong connections with government officials, municipal corporations, revenue departments, and RERA authorities. - Deep knowledge of land laws, real estate acts, RERA, NA conversion, environmental clearances, and construction regulations. - Proficiency in handling land records, title verification, and registration documentation. - Experience in dealing with urban planning authorities, pollution control boards, and fire safety departments. - Excellent negotiation, legal interpretation, and stakeholder management skills. - Strong problem-solving abilities to navigate regulatory complexities and approvals.
