**What this job involves**:
Prioritising the facilities’ needs
As a Facility Executive at JLL, you will be responsible for overseeing the maintenance, operations, and overall management of properties to ensure that they meet the highest industry standards. You will work closely with clients, vendors, and internal teams to develop and implement strategic plans that optimize facility efficiency, minimize operational costs, and enhance the overall user experience. This role requires strong leadership, exceptional problem-solving skills, and a deep understanding of facility management in a commercial real estate (CRE) context.
**Key Responsibilities**:Stakeholder Management**:
Serve as the primary point of contact for clients, understanding their needs and aligning facility management strategies to meet their expectations.
Develop and maintain strong relationships with facility vendors, contractors, and service providers to ensure efficient delivery of services.
Collaborate with internal teams such as leasing, property management, and construction to ensure seamless facility operations.
**Strategic Planning**:
Create and implement comprehensive facility management plans that align with long-term business objectives.
Develop and manage annual budgets for facility operations, maintenance, and capital improvement projects.
Identify and evaluate facility improvement opportunities, ensuring alignment with sustainability goals, occupant comfort, and operational efficiency.
**Operations and Maintenance**:
Oversee the daily operations and maintenance activities of assigned properties, ensuring compliance with statutory regulations and safety protocols.
Coordinate preventative maintenance programs to minimize equipment downtime and maximize asset lifespan.
Manage service contracts, negotiate vendor agreements, and ensure timely resolution of facility-related issues.
**Emergency Response and Business Continuity**:
Develop and implement emergency response plans to mitigate risks and ensure the safety of occupants during crisis situations.
Collaborate with internal teams and external stakeholders to establish business continuity plans that minimize disruption to facility operations.
**Sustainability and Energy Management**:
Drive sustainability initiatives, including energy management, waste reduction, and green building certifications.
Identify and implement energy-saving initiatives to reduce facility operating costs and environmental impact.
Stay up-to-date with industry trends and best practices in sustainability, incorporating them into facility management strategies.
Going above and beyond expectations
Client satisfaction is second nature to the person in charge. In this role, you’ll take on difficult issues and seek out opportunities to improve operations. You’ll also be constantly in tune with the team to achieve key performance metrics and meet service level agreements.
In addition, you’ll carry out routine service audits to ensure that the team maintains its overall performance. You’ll also be in charge of creating stock reports, meeting minutes and monthly management reports to the clients.
Strong knowledge of property operations
Degree and at least three to five years’ experience in facilities management. You must also demonstrate good working knowledge in occupational safety, as well as aptitude in client-centric operations. Bachelor's degree in Facility Management, Real Estate, Engineering, or related field. Relevant industry certifications are a plus.
Proven experience in facility management within the commercial real estate industry.
Strong knowledge of building systems, codes, regulations, and industry standards.
Excellent communication and interpersonal skills, with the ability to liaise effectively with clients, vendors, and internal stakeholders.
Ability to manage multiple projects simultaneously, prioritize tasks, and meet deadlines.
Proficient in using facility management software and tools.
Knowledge of sustainability practices and energy management is preferred.
Strong leadership skills and the ability to effectively manage a team.
Solid background in team management
