**Position Title: Land Records Lawyer**

**Job Description**:
**Responsibilities**:
Understanding the company or the directors requirements in relation to the task / work assigned and handle the end to end process in the task. Must have a know how of the laws and regulations required for real estate transactions and create a work time sheet and communicate the same to the company or directors with detailed scope of work. Conduct documents search, research required documents and collect the required documents. Assist in concluding the real estate transactions

1. Document Management: Create a requisition list, collect all documents and handle all legal documents related to land records, land owner and or any other documents in relationship to the land transactions, including but not limited to deeds, contracts, and agreements.

2. Research: Conduct thorough research on local state government laws, regulations, and municipal corporation records pertaining to land ownership, land use, and land acquisition in West Bengal.Researching and identifying any legal risks in the real estate documentations. Ensuring that all property documentations are in line with the property laws and regulations

3. Compliance: Ensure compliance with all relevant laws, rules, and regulations governing land transactions in West Bengal.Keeping a track on regulatory and compliance-related requirements

4. Due Diligence: Perform comprehensive due diligence on land properties, including title searches, encumbrance checks, and land use permissions.

5. Services: Provide legal service and assure the transaction regarding land, including purchase, sale, lease, and development.

6. Drafting and Reviewing: Draft, review, and negotiate real estate contracts and legal documents such as sale agreements, lease agreements with specific required terms and conditions. Reviewing and preparing leases and amendments

7. Litigation Support: Provide support in legal proceedings related to land disputes, boundary disputes, and land acquisition matters.

8. Management: Communicate effectively with all members in the company, including not limited to management with timely updates, addressing their concerns and providing timely updates on legal matters pertaining to land transactions.

**Requirements**:

- 1. Bachelor's degree in Law (LL.B) from a recognised institution.
- 2. Admission to the Bar Council of West Bengal - will be acknowledged
- 3. Minimum of 3+ years of experience practicing law with a focus on land transactions and property law
- 4. In-depth knowledge of local state government laws, regulations, and municipal corporation records in West Bengal. Must have Complete knowledge of the laws and regulations governing the real estate industry
- 5. Strong research, analytical, and problem-solving skills.
- 6. Excellent written and verbal communication skills. Should know Bengali reading and writing
- 7. Ability to work independently and collaboratively in a fast-paced environment.
- 8. Attention to detail and a high level of accuracy in document management and legal analysis.

**Job Types**: Full-time, Permanent

**Salary**: ₹11,355.69 - ₹34,217.09 per month
