Operation & Maintenance

DEPARTMENT:
SUMMARY OF FUNCTIONS

The post holder will lead the Property Maintenance Teams, Air Conditioning, Electrical, and Plumbing Maintenance Teams, administration and support teams and Specialist Works Teams. The role will include the management and delivery of PPM, reactive, replacement works and Retro works of the property and provide services with proper communication with clients in a customer focused and professional environment.

He will also coordinate with The Project team for transitional works and Snags and completion of the Operational aspects including electrical, mechanical and other works cordinatinge with the OEMs etc.

ESSENTIAL DUTIES AND RESPONSIBILITIES (not limited to the followings)
- Responsible for the over-all management of the property with the clear objectives of steering it all in accordance with the target goals. (Business plan will be set up with Management.)
- Strategically manage the delivery of maintenance services, taking responsibility for performance, human resource management, quality and profitability
- Monitor performance and provide formal monthly & weekly confirming compliance with the requirements of the SLA'S and KPI'S, identifying issues for discussion, future workload, risks and opportunities.

Timely recovery sheets to be prepared for tenants and provide to Finance team wrt to Utilities.
- Manage costs (in conjunction with the Finance Team) to ensure that commercial objectives are achieved.( budgets )
- Work closely with Maintenance engineers, senior supervisors and Technicians to ensure that the work of the maintenance services is integrated and establish consistent processes and procedures across the properties.
- Ensure that all contracts are interpreted correctly and are uniformly followed by Maintenance personnel.
- Standardize the pricing and delivery of works/new tenders.as per SOPs and transparencies.
- Responsible for pricing/estimating the tenders and preparing the offers (Technical & Commercial) and submittals.
- Responsible in following up customer's inquiries and complaints
- Develop new service streams ensuring relevant accreditations are obtained and adequate resources are identified, Develop and provide technical maintenance support systems and processes.
- Manage the planning, supervision and scheduling of all maintenance projects through optimum utilization of facilities and personnel.
- Provide technical input for the maintenance activities.
- Review and control of Help Desk systems and processes.
- ensure that all costs are billed and recovered from tenants on cyclical basis.
- Client management and completion of tenders, proposal, and commercially excellent.
- Review of professional bodies and statutory legal requirements in conjunction with current working processes and methods.
- Manage and develop staff ensuring a positive employment culture, effective training strategies and high retention levels.
- Undertake regular commercial reviews of all works with a view to developing new opportunities/service lines offering added value to clients.
- Practice effective risk management, establishing controls, procedures, health and safety systems, etc. which ensure that services are compliant with legislation and that contingency plans are in place. Enforcing, educating and coaching teammates to follow company safety standards.

ORGANIZATIONAL RELATIONSHIPS
- Reports to: GM MEP / Chief engineer/
- Supervises: Engineers, Supervisors, Maintenance Co-coordinator, Outsourced MEP team
- Internal Contacts: Accounting, HR. Project team and others
- External Contacts: Clients, Suppliers.Consultants

Bachelor degree in Mechanical or Electrical Engineering.
- Experience 12 years.

REQUIRED SKILLS
- Demonstrable experience of team leadership or management experience.
- Belief in the need for continual improvement.
- Good planning and organizational skills.
- Good communication and interpersonal skills.
- Good knowledge of HVAC and buildings electromechanical services, including maintenance planning, manpower workload estimation.
- Commercial awareness in regards to contractual arrangements and the interpretation of contract documents.
- Ability to work to project targets and deadlines.
- Experience of developing and standardizing existing systems and procedures.
- Good experience in any of CMMS (Computerized Maintenance Management Software).
- Able to motivate and manage a team of service Engineers, supervisors and technicians.
- A strong technical focus with knowledge from HVAC & Building Electromechanical services.
- Ability to expand growth, productivity and widen the self-delivery capability.

Adept in getting professional audits done to safeguard the property.

**Salary**: ₹1,200,000.00 - ₹1,500,000.00 per year
