**Your Role and Responsibilities**
Maintaining Lease Profiles in Tririga Tool, processing of Rentals & other related payments (APU, Deposit Processing, Band Guarantee etc.,)

Ensure all leases are abstracted consistently and data validated and completed on a timely manner.

Escalation point for all Landlord disputes, coordinating legal, facility management, finance and transactions accordingly.

Ensure team adheres to processes and protocols for all key critical lease dates and actions.

Responsible for the overall Lease Operations management system across the geography and critical for vendor management and business controls, overseeing ongoing system enhancements, report development, data conversions, testing and training.

Manages third party service provider accountable for all Lease Administration functions, contract management and managing overall Lease Administration supplier performance.

FASB management and reporting, timely and accurate reporting via Tririga lease, lease data quality, lease administration service contract management, managing landlord supply base

Coordinate with the Property Accountants to process any one-time or manual tenant charges in the system.

Coordinate with the Property Managers for the timely submission of tenant surrender forms and other lease updates prior to running the monthly rent roll.

Review monthly rental payment schedules for all locations within the portfolios.

Review rental statements and invoices reports for accuracy, as well as supporting LAM Supplier in the review of extra service charges which require verification against the lease.

Assist in the review of the tenant rent, CAM, operating expense, tax, or insurance reimbursement reconciliation as required.

Maintaining Records as part of Records & retention process

Support in Controls testing, Audit reviews

Perform O.s payment reconciliations, CAM Recons

Year end activities viz.. sharing Lease wise / Land or Developer wise payment details, Balance confirmation - Security Deposit & other o.s payment

Interface with IBM Tax Teams, Treasury, Strategy & Transaction Teams, Facility Management, Business Units etc.,

Reporting to the APAC GRE Business Operations Leader, the Lease Administration Management - Program Manager is responsible to manage all Real Estate relateed Payment, interface with Land Lords, Internal IBM Teams.

APAC Business Operations Leader, Geo Leaders, FM & PM Teams, IBM Tax Teams, Controls, interface with Developers, Banks, Statutory authorities, APAC GRE Director, Global Leadership Team, Business Unit Spocs

**Required Technical and Professional Expertise**
