**Job Title**: Account Executive

**Location**: Sargasan, Gandhinagar

**Experience**: 4 years

**Key Responsibilities**:
**Financial Transactions**:
Manage day-to-day accounting activities, including accounts payable, accounts receivable, general ledger entries, and bank reconciliations for mall properties.

Ensure timely and accurate processing of invoices, rent payments, utility bills, and other financial transactions related to mall operations.

Monitor cash flow and prepare cash forecasts to support liquidity management for mall properties.

**Financial Reporting**:
Prepare monthly, quarterly, and annual financial statements, including income statements, balance sheets, and cash flow statements, for mall properties.

Generate ad-hoc financial reports and analyses as requested by management to provide insights into mall performance and profitability.

Assist in the preparation of budgets and forecasts for mall operations, collaborating with property management and leasing teams as needed.

**Lease Administration**:
Review lease agreements and ensure accurate recording of lease-related transactions, including rent escalations, tenant allowances, and common area maintenance (CAM) charges.

Work closely with property management and leasing teams to resolve tenant billing issues, reconcile tenant accounts, and address tenant inquiries related to rent and operating expenses.

**Regulatory Compliance**:
Ensure compliance with accounting standards, regulations, and internal controls governing mall accounting practices.

Assist in the preparation of tax filings, audits, and other regulatory requirements related to mall properties.

**Systems and Processes**:
Implement and maintain efficient accounting systems, processes, and controls to streamline operations and improve accuracy and timeliness of financial reporting.

Identify opportunities for process improvements and automation to enhance the efficiency of mall accounting operations.

**Qualifications**:
Bachelor's degree in Accounting or equivalent degree or certificate.

Minimum of 4 years of experience in accounting or finance, with exposure to retail or commercial real estate accounting, preferably in a mall environment.

Proficiency in accounting software such as QuickBooks, SAP, Yardi, or similar platforms.

Strong understanding of accounting principles, financial reporting standards, and regulatory requirements.

Excellent analytical, problem-solving, and attention to detail.

Effective communication skills, with the ability to collaborate cross-functionally and interact with stakeholders at all levels.
