Lead Architect- Interior Fit out

The Lead Architect- Interior Fit out will be responsible for Leading the design and execution of finishing and Interior works in base Build construction and existing Data Center setups. The job would also include Evaluating and preparing the BOQ, tenders bids for the civil and interior, project planning and scheduling, site construction management, and managing contractors. Coordination with Business team - Understanding the requirement of end user for new construction / refurbishment of existing building Preparing layouts and budget of the projects for necessary sign off Enable and Monitor the execution of the projects for delivery as per User specification within scheduled time and approved budget Support the Facilities Team in enabling Civil an MEP related works Pre project - execution activities Prepare and validate the prequalification of Design Partners, Project Management Consultancy, General Contractors, construction material suppliers, etc. Prepare bid documents for bringing Partners on board Minimize dependency on Partners for minor activities and lead to close minor issues atindividual level Project Execution Stage Cost Management Monitor the execution of work within the approved budget. Keep track of the Capex spends and implement an action plan to reduce Capex by value engineering through a consolidated strategy focused on effective utilization of space, energy, equipment, resources and through design & built of new projects Monitor the actual expenses with the budgeted expenses, identify the variation and report the discrepancies to Head Operations for taking corrective actions Validate the analysis of rate, value addition in BOQ's & Estimation Costing Controlling the wastage of the material and raise the issues (WOW) Project Management Coordinating for on-site construction activities to ensure completion of project within the time & cost parameters and effective resource utilization to maximize the output while maintaining Quality Standards Developing the project plan, quantifying resources and time required for completion Conducting meetings with consultant on contractual matters regarding progress of works, claim situations and other construction issues Re-conciliation of materials as supplied by Company to Contractor Contract Management Monitoring of Time, Quality & cost w.r.t signed contract Reviewing and approving of project closures and project handover Health Safety and Environment Provide requisite support to EHS team for implementation of Health Safety and Environment guidelines towards management of the Health and Safety of the employees, premises and equipment across all facilities within the region as per BOCW Act & OHSAS guidelines facilitating assessment of the existing as well as potential risks through a periodic risk assessment audit of all the project. Proactively take corrective action on any health and safety related risks Partner Management Monitor the performance of the Partners to ensure proper completion of projects Ensure the Partners adhere to the predefined SLAs. Identify the variances in their performance as well as the improvement areas. Direct corrective actions and ensure its timely implementation. Update the Head Operations on the vendor performance on regular basis Compliance Ensure adherence to the statutory rules and regulations as well as to the company policies with regard to building specifications and maintenance, incident reporting, record management, seeking permissions and approvals for civic authorities for water, electricity, etc. Ensure implementation of HSD guidelines, OHSAS certification guidelines towards enhancing project environment and ensuring occupational health and safety at Project. Facilitation of various compliance audits ex. BCMS, ISO etc. for implementation and closure of action points Standardization - Roll out Design & Construction Manual for new Constructions Work on green initiatives and Green Building Ratings (LEED/GRIHA, etc.) for new and existing building Intensified experience (Finishing and Interior fit-out works) in a reputed organization Thorough knowledge of the subject, definite skills in problem solving & ability to deliver the designs/ drawings & reviews within specified time schedule Extensive knowledge of latest materials, machinery and construction methodology for finishing works Knowledge of estimation and costing. Must have previous experience in leading the Estimation of work packages on large scale projects Proactive with look out for value engineering for optimization of time and cost of execution Capability of simultaneously handling multiple projects at diversified location Good skills in Autodesk and Mircrosoft Office sotwares and related 3D software for interior work Knowledge of BIM software would be advantageous Full familiarity of relevant codes & standards (IS/NBC, etc,) as well as international codes. Flair for Design Co-ordination with client, internal departments, consultants, vendors to achieve goals using proven communication & interpersonal skills. Exceptional quantitative, analytical, and problem-solving skills, ability to influence and manage in a fast-paced and collaborative environment. Qualifications & Experience B.Arch. / BE/B Tech in Civil Engineering Candidates having Masters background would be given preference Minimum experience of 8 years Candidates having relevant experience of Finishing / Fitout works of Data Center / IT / ITes / Commercial will be preferred
