Job Objective: To manage and oversee all fitout activities within individual residential units, ensuring compliance with building regulations, safety protocols, and the managing committee's guidelines, while providing seamless coordination between residents, vendors, and the site management team.
Key Responsibilities: Fitout Coordination:
Coordinate and supervise fitout works such as civil, electrical, plumbing, carpentry, and painting activities inside residents' flats.
Ensure only approved vendors and contractors are engaged for fitout works.
Documentation & Approvals:
Review and process fitout application forms, drawings, and documents submitted by residents.
Liaise with the Managing Committee for fitout approvals.
Compliance & Guidelines:
Ensure that all fitout works follow the building's fitout guidelines, safety norms, and legal compliance.
Monitor that minor repairs (small touch-ups, furniture repair) are distinguished from major fitout works.
Site Inspections:
Conduct regular site visits to monitor work progress and ensure quality standards are maintained.
Ensure adherence to safety practices by all labourers and contractors.
Security & Safety:
Manage labour passes, site security checks, and daily monitoring of fitout activities to ensure resident and property safety.
Report any damage to common areas and ensure compensation is recovered from security deposits.
Coordination with Stakeholders:
Act as a point of contact between residents, vendors, security team, and the site management.
Address resident queries related to fitout activities promptly and professionally.
Reporting:
Maintain detailed records of fitout work, security deposits, approvals, and labour movements.
Prepare periodic reports for the management regarding ongoing and completed fitout activities.
Key Skills Required: Knowledge of civil, electrical, plumbing, and interior fitout processes.
Strong coordination, communication, and documentation skills.
Awareness of safety standards and building codes.
Problem-solving and attention to detail.
