Assistant Manager / Manager-Quantity Survey (Real Estate Residential)Job description We are looking for Quantity Surveyor (QS) in construction to manage all project costs and contracts, from initial budgeting to final completion . Will be responsible for tasks like estimating costs for materials and labor, preparing BOQ, negotiating contracts, and ensuring the project meets all legal and quality standards, Contractor and Vendor Management. Role & responsibilities 1. Pre-Construction / Planning Prepare cost estimates, cost plans, and feasibility studies for residential projects. Conduct measurement and take-offs from architectural and engineering drawings. Develop Bills of Quantities (BOQs) and schedules of materials. Assist in budget preparation for new developments. Evaluate design changes from architects/consultants and advise on cost implications. 2. Procurement & BOQ Prepare BOQ, pricing schedules, and contract packages. Conduct price comparisons . Conduct supplier and subcontractor negotiations to achieve cost efficiencies. Recommend the most cost-effective procurement and contract strategies. Certification of Contractor, Vendor, Labour and Material Bills 3. Cost Control During Construction Monitor project expenditures against budget and forecast future costs. Conduct monthly valuations and verify contractor claims and payment applications. Assess variations , additional works, and cost changes due to design or site conditions. Identify and mitigate cost risks throughout the construction lifecycle. Attend site meetings and provide commercial input. 4. Post-Contract / Project Close-Out Compile and agree final accounts with contractors and subcontractors. Prepare project financial reports for management and stakeholders. Evaluate project performance vs. budget and produce cost analysis reports for future developments. 5. Residential Market & Material Cost Management Track market prices for materials common in residential builds (concrete, timber, finishes, MEP items). Advise on best-value materials and construction methods . Analyse and compare building techniques for cost efficiency (e.G., modular, prefab, traditional). 6. Stakeholder & Client Coordination Liaise with architects, engineers, interior designers, and contractors. Communicate cost impacts clearly to stake holders Support value engineering workshops to optimize design and reduce cost. 7. Compliance & Quality Assurance Ensure all costing and contract activities comply with local regulations , building codes, and company policies.
