Role Statement:

· Lead the planning & execution of allotted projects, thereby ensuring timely completion by adhering to the defined budgets, quality & design guidelines in a safe environment. Job Responsibilities:Planning & organizing · Carry out pre-review of site w.R.T probable issues / limitations/ feasibilities & share the information with the Design team.· Prepare project schedule to ensure timely completion of the same.· Plan for the material & resources required for the execution.· Prepare the BOQ for the project in coordination with the Procurement Manager & get it approved from the Director – Contracts.· Identify & negotiate with the contractors about the scope of work & commercials in coordination with the Procurement Manager.· Seek requisite permissions from the society/ other relevant authorities.· Plan the weekly site visit schedule.

Material Management · Forecast the material requirement as per the project schedule & coordinate with the Procurement Manager to ensure timely availability of the desired material.· Inspect the material at site to ensure adherence to the quality & design standards. · In case of mismatch in design / quality / quantity, coordinate with the Procurement Manager for resolution of the same.· Authorize vendor bills/ invoices & send to Procurement Manager for review.· Give inputs to the Director – Contracts for rating the contractors & suppliers for their products/ services.Monitoring & controlling

· Implement the SOPs for ‘The BNK-way’ site execution.· Train the Site Supervisors to follow the desired SOPs & ensure flawless execution. · Regularly visit the sites as per the planned schedule for inspection. · Ensure that the safety norms are followed during execution.· Keep a track of project timelines & expenses. Highlight the delays or budget variances to the Director – Contracts on timely basis. · Ensure that all project related documents & data are uploaded in the relevant folders of MS – Teams on timely basis & accessible to relevant team members.· Ensure coordination amongst the contractors & resolve issues, if any. · Debottleneck issues, if any, by communicating with the Director – Contracts.· Maintain cordial relations with the society / office bearers & other stakeholders ensuring their support during execution.· Conduct weekly review meetings with the design team for review & exchange of information / updates on the projects.· Report the project-wise weekly progress to the Director - Contracts.· Take a stock of extra items /deviation item list.· Ensure smooth handover of the sites to the clients.· Along with the Procurement Manager, assist in financial closure with contractors. Coordination · Be the point of contact for clients to schedule meetings with team.· Participate in all meetings, prepare MOM & share with the relevant team members. Follow up on completion of action points.

Post-handover · Ensure timely & successful closure of the Snag list.· Attend & close issues raised by the client post-handover, thereby ensuring earliest closure.· Assist Director – Contracts in financial closure with clients.

Leading the team · Lead the team of Site Supervisors to develop their execution skills.· Support in screening & hiring suitable candidates for the Site Supervisor & positions. · Conduct handholding & training of the new hires.
