Job Description Mail:- Residential Maintenance Manager oversees all upkeep, repairs, and installations in apartment buildings or housing complexes, managing staff, vendors, budgets, and preventative maintenance to ensure safe, functional, and attractive living spaces, handling everything from plumbing/electrical to tenant requests and regulatory compliance, blending technical know-how with leadership and financial planning.  Core Responsibilities Team Leadership: Hire, train, schedule, and supervise maintenance staff (technicians, cleaners, groundskeepers). Operations Management: Plan and execute repairs, installations, and preventive maintenance for electrical, plumbing, HVAC, and building structures. Vendor & Contractor Management: Source, negotiate with, and manage external service providers for larger jobs. Budget & Inventory: Develop budgets, track expenses, control costs, and manage supplies/equipment inventory. Inspections & Compliance: Conduct regular property inspections, identify issues, and ensure adherence to safety, health, and legal standards. Tenant Relations: Respond to service requests, handle emergencies, and ensure minimal disruption to residents.  Key Skills Technical Knowledge: Understanding of building systems (electrical, plumbing, HVAC). Leadership: Ability to motivate and guide a team. Problem-Solving: Quick and effective resolution of unexpected issues. Planning & Organization: Strategic scheduling and resource allocation. Communication: Clear interaction with staff, tenants, and management.  Career Path Often starts in junior technical roles, progressing through leadership skills. Key to promotion is strong management, budgeting, and strategic planning, not just technical ability.  Requirements Conducting surveys and gathering data for land development and construction projects. Designing and setting up survey systems, including total stations and GPS receivers. Performing calculations and analyzing data to produce accurate survey reports.
