Location: Goa
Title: Project Manager | Construction
The role will require the candidate to be hands-on and be available at multiple sites regularly/ daily. The candidate is required to be mobile (drive/ride). They will need to work alongside the project & architectural team to meet stretch goals and timelines on project delivery.

Qualifications
§ Bachelors/ Masters in Civil Engineering
§ Project Management Certificate (Preferred)
§ 10+ years of work experience in a relevant field
§ Strong knowledge of construction methodologies, building codes, and industry standards
§ Excellent leadership, communication, and problem-solving skills
§ Working Architectural knowledge
Scope
§ Overseeing the development of the brief ensuring it covers the purpose of the multiple projects, the scope of work for each, and identifying and planning execution and documentation for executing the project and meeting the project timelines and to form plans to check on intermediate individual project progress (eg master plan, education brief, etc).
§ Ensuring that all relevant stakeholders have provided appropriate input into the development of the project brief at regular intervals.
§ Ensuring that all works required to complete the project are listed with timelines, with a clear understanding of who undertakes the work, including any items to be procured by the client.
§ Ensuring that the client and stakeholder sign-off on the project brief.
§ Collation of project requirements including the brief, budget, time frames, standards for the project team.
§ Identifying any constraints or conditions that will impact on the project delivery.
Procurement
§ Selection, in consultation with clients and senior management, of the appropriate project procurement method (eg traditional lump sum, construction management).
§ Management of architectural, engineering and other consultants as required.
§ Ensuring that all required disciplines and specialist advisers are included in the project team.
§ Advising on requirements and timing of materials and services to be provided by the contractors or other parties, and ensuring that they are built into project programs and timelines.
§ Ensuring that feasibility study reports, sketch drawings and working drawings are completed, co-ordinated, checked, available and signed off at appropriate times.
§ Management of the contractor engagement process.
§ Advising on-site inspection requirements from consultants and ensuring appropriate site meetings and inspections are undertaken, and that appropriate instructions are given to contractors.
§ Ensuring that contractors are instructed on a timely basis of the work required to be executed and timelines for the project are met.
§ Management of project completion and the hand-over of the project to clients in a timely and organised manner using the help of the Client Relationship Manager .
§ Management of any dispute resolution at the time of final handover of the project to Client Relationship Manager and onward to clients themselves.
Cost
§ Reviewing and managing of project budget and cost estimates.
§ Ensuring that cost issues are flagged early and discussed with all stakeholders.
§ Management of variations and extension of time expenditure.
§ Management of timely contract payments to contractors, this will be ensured by providing timely handover of contractor bills to the accounts team received form all site managers of various projects based on work completed at each site.
§ Managing strategies to maintain the project budget when cost pressures arise.
Quality
§ Ensuring that company and client quality standards are articulated and understood by consultants / contractors.
§ Managing the quality standards required from consultants and contractors.
Risk
§ Identifying all project risks and preparation of plans to minimise them (eg: planning for mitigating damages before the monsoons or any other expected hindrances such as material shortages, etc.).
Time
§ Planning and establishing the project program and identifying key strategic activities.
§ Monitoring and updating the program as required, flagging the timely provision of materials and services from other parties.
§ Management of the project team at each project.
§ Advising on strategies to maintain the project program when delays are evident.
Communication
§ Establishing and managing the consultative mechanisms including project meeting regimes and reporting processes.
§ Liaising the approval mechanisms for various sign-off requirements and identifying those with appropriate authority/ government bodies.
§ Advising on and managing government and statutory approvals wherever required (e.g: electricity and water connection prior commencement of new or ongoing projects and change over of connections from temporary to permanent at the time of handover to CRM, Installation permissions and execution for transformers / generators / meters, etc.)
§ Convening reporting meetings with stakeholders as appropriate.
§ Preparation of regular progress reports on project issues including costs relative to budget and progress relative to program.
§ Ensuring that all team members understand their roles and responsibilities and ensuring their on-going commitment to the project.
