Job Objective -

To contribute effectively to Project execution of all the ongoing projects and ensure operational efficiency and cost savings by continuous process improvements and value engineering initiatives and development of the overall technical competency of KIP.

Roles & Responsibilities:

  • Conduct resource planning in terms of projecting the material and manpower requirements, helping in deploying resources efficiently across projects for timely completion.
  • Achieve a detailed understanding of the contract documents (Bill of quantities (B.O.Q), drawings, and specifications), phasing plans, MEP systems interrelationships, construction sequencing, and project schedule.
  • Facilitate problem-solving, as may arise, between Civil & MEP during construction.
  • Assist in the scoping review, budgeting, and justification of Civil, Façade, and MEP change work orders.
  • Consolidate all material requirements in a timely manner and ensure receipt.
  • Ensure adherence to the project plan and timelines for the completion of project works.
  • Contribute to the knowledge management initiatives of the site team.
  • Provide inputs during contractor selection and coordinate with the design coordinators to ensure timely receipt of drawings (and B.O.Q.s) .
  • Ensure timely mobilization of the contractor/service provider’s team on site, review the detailed project plan submitted by the contractor, and monitor adherence to the same.
  • Ensure timely resolution of queries and concerns raised by contractors/service providers regarding project design, execution, quality standards, material delivery, billing, payments, etc.
  • Ensure timely escalations in case of delay in delivery of drawings, necessary approvals, etc. for the projects.
  • Drive cost savings through the introduction of value engineering and innovation initiatives.
  • Monitor the performance and productivity of the on-site staff of the contractors/ service provider; initiate actions in case of issues of non-performance.
  • Participate in the project review meetings with the project team and contractors to highlight any project delays, design inadequacies, cost overruns, quality issues, etc., and suggest steps to resolve the same.
  • Ensure readiness of the completed property for handover to the Asset Management team as per the service level agreement (SLAs) defined and resolve issues/glitches.

  • Professional Certifications like PMP/AACE are desirable.

Experience

  • 8-10 Years of Project Management of large-scale real estate projects
