What this job involves

Objective

A leadership role, responsible for ensuring the delivery of the Building Services Engineering Design for all projects, including new build, re-stack and refurbishments of office accommodation and Business Critical spaces. The role involves: interfacing with the client organisation to collate business requirements into the project brief, delivery of the engineering design documentation to allow tendering, procurement and award to respective contractors, review and approval of shop drawings and submissions, monitoring of works on site, testing and commissioning and hand over to the business operational teams. The Engineering Design Lead will work with key stakeholders within the client and JLL organisations and a network of design partners to effectively perform the role within India and contribute to the overall successful management of the account across Asia Pacific

Accountabilities

Provide leadership to a key account within JLL Work Dynamics Asia Pacific for the Building Services Engineering design function enabled by a robust knowledge and understanding of statutory design codes ensuring engineering system compliance for electrical, mechanical, public health (plumbing), fire and extra-low voltage (ELV/IT) systems.

Implement regular team and partner meetings, strategic and operational reviews and establish regular monitoring and reporting processes to ensure effective and efficient delivery of the engineering design for new projects and refurbishments.

Ensure alignment with the clients Global Engineering Design Guidelines and compliance to their design delivery process and approval protocol for all stages of the engineering design.

Provide input and due diligence to assess the viability of potential accommodation spaces and associated Engineering Services Infrastructure to allow informed decisions to be made to progress as projects.

Work closely with the Project Management teams in both client and JLL organisations to collate business requirements and generate a Statement of Requirements (SOR) covering the engineering design function for all projects.

Work with the client’s design team and JLL’s preferred design consultants to generate design information that meet the needs of the project design process. Obtain progressive sign-off against the building standards and local codes. Implement the change control process throughout design and construction stages of the projects and obtain visibility and sign-off with the project key stakeholders to allow changes to be implemented.

Work with the Project Management team in tendering of the engineering design scope including providing all relevant tender drawings and specifications. Review contractor proposals to assist in the recommendation of contractor award.

Assist in the shop drawing, equipment submission and approval process to enable works to continue to meet the schedule requirements.

Monitoring of engineering systems installation works throughout the construction phase of the projects and identify issues of non-compliance where appropriate.

Establish and ensure compliance to design deviation reporting and approval protocols from the client.

Assist the QA function or agent in quality assurance of the project related to engineering design scope

Assist Project Management teams in drafting of submittals for regulatory clearances and statutory compliance related to engineering systems as needed.

Assist and provide inputs to Project Management teams in drafting and approval of Testing and Commissioning requirements, checks and protocols.

Arrange and facilitate ‘Hand Over To Operations’ training for Workplace Operations (Facility Management) teams from contractors, system and equipment OEMs and ensure these are recorded and maintained for reference.

Ensure engineering system as-built drawings and documentation is signed-off and handed over to the workplace operational team.

Work in collaboration and partnership with the wider JLL Centre of Excellence and Engineering Operations teams to bring innovation and current best practice to all projects.

Key Result Areas

Successful completion of all Building Services Engineering Design scope starting with statement of requirements, design development and documentation, contracting, monitoring and commissioning of engineering systems for all projects in compliance to project plans, client processes, guidelines and contractual obligations.

High client satisfaction rating from key client stakeholders.

Successful implementation, review and update of client’s global design guidelines.

Successful integration and alignment with the engineering design teams from JLL and the client.
