Preferred Skills:• Experience with
IFRS
in addition to
US GAAP .• Proficiency in
financial modeling and forecasting techniques , especially for large scale real estate investments.• Experience working with global finance teams and cross-functional teams acrossmultiple regions.
Travel Requirements:• Willingness to
travel internationally to the United States
for training, collaboration,and meetings with the US finance team.
Job Description:We are seeking an experienced and dynamic
Finance Controller
to oversee the financial operations of our real estate division. The successful candidate will be responsible for ensuring that all financial processes related to the purchase and lease of real estate assets are executed with precision and in compliance with both local and international regulations, particularly US GAAP. Reporting directly to the CEO, the Finance Controller will play a critical role in driving financial strategy, risk management, and operational excellence across the business.
Key Responsibilities:1. Financial Leadership & Strategy• Partner with the CEO to develop and execute the financial strategy of the company’sreal estate operations.• Provide senior leadership with strategic financial insights to guide decisions onproperty acquisitions, leases, and long-term real estate investments.• Act as a key advisor to the CEO on financial matters, providing forecasts, riskassessments, and financial planning to support corporate objectives.
2. Team Leadership & Development• Lead a team of 5-10 accountants, ensuring high performance, accuracy, andcompliance with internal controls.• Provide leadership and development opportunities to team members, ensuringcontinuous improvement and capability building.• Collaborate with HR to define and monitor performance goals for the finance team,conducting regular performance reviews and offering coaching and mentorship.
3. Financial Reporting & Compliance• Ensure the timely and accurate preparation of financial statements and reports,adhering to US GAAP and any applicable local standards.• Provide comprehensive financial reports to the CEO and Board of Directors, ensuringtransparency and clarity in all financial disclosures.• Ensure compliance with all local and international regulations, including tax laws,real estate laws, and financial regulations governing property transactions.• Oversee internal and external audits, ensuring audit readiness and effectiveresolution of any findings.
4. Collaboration with Global Teams• Serve as a key liaison between the domestic finance team and the US-based financeteam, ensuring alignment in policies, procedures, and financial reporting.• Regularly travel to the United States for training, cross-team collaboration, andcoordination of real estate financial strategies.• Train and develop the local finance team on evolving international financialstandards, particularly as they relate to real estate.
5. Budgeting, Forecasting, & Financial Planning• Lead the budgeting and forecasting process for all real estate-related activities,ensuring alignment with broader corporate financial goals.• Conduct variance analysis, comparing budgeted performance with actual results, andprovide recommendations for corrective action to the CEO.• Support the CEO in developing financial models to evaluate potential propertyinvestments, ensuring they meet profitability and risk criteria.
6. Risk Management• Identify and manage financial risks associated with real estate transactions, workingproactively to mitigate potential financial exposure.• Implement strong internal control measures across the finance function, ensuringthe integrity of financial transactions and compliance with applicable regulations.• Oversee cash flow management, ensuring sufficient liquidity for real estateinvestments while minimizing financial risks.
7. Operational Excellence• Develop and enhance internal financial processes to improve operational efficiencyin the management of real estate finances.• Implement and maintain financial systems that support robust real estateaccounting, integrating them into the broader corporate financial ecosystem.• Ensure the accuracy and efficiency of financial operations, driving continuousimprovements in financial processes related to real estate acquisitions, leasing, andmanagement.
