Engineer with domain knowledge of at least HVAC and Electrical works. Added knowledge of Plumbing and fitouts will be good. 15+ years experience of which 10 years in FM in some reputed office space Take the possession from Projects – construction team after due snagging/desnagging and make it ready for ready for handover to customers. Overall supervision of the Handover of the office space or retail area to Client with all statutory approvlas etc. Management of Electrical connections / water connections / HVAC / BTU meters etc before Client moves in and after that Supervision of fit out activities, checking for any deviations and highlighting the same to Senior management and correction of the same simultaneously. Assisting in Procurement, Bill Payments, Petty Cash Management, and Renewals by liaising with current and new vendors, contractors, and internal staff. Timely processing of invoices of vendors and follow up till payment closure. Documentation related to contracts/ construction drawings /work orders/payment. Interaction with Lessees / Licensee and ensure that their grievances are handled in timely and proper manner. Regular update on timely basis of DSR report, fit out trackers, HOTO tracker with Senior Management. Maintain records of all as build drawing.Coordinate for all necessary security arrangement for execution fit out.Liaise with tenant to meet out their day-to-day requirement.Keep an effective control on working progress.Ensure all safety requirements are being followed.Ensuring fit out debris from site has been removed in coordination with Vendor.Maintenance of all MEP aspects of the towers including Annual and regular maintenance of all equipmentsLiasoning with Lift, Fire and Electricity departments and any other such statutory authorities for compliances.Maintaining cordial relationships with Condominium / societyAdvise tenant’s contractor on minor execution issues.Ensure that all tenants meeting design control specifications.Liaison with Tenants in case any issue and provide them with maximum support if required.Ensure fit out-tracking report is maintained.Liaise with for any change in the layout at the site, Sprinkler layout ,FAPA System relocation.Maintaining the track of collection record of Fit out Security Deposit & Debris cheque & returning the Security deposit in timely manner after completion of work followed by process.Security Maintenance / visitor management / Front desk and reception managementMaintaining the attendance records of HK & MEP team, preparing the cost sheet etc. and ensuring the building is kept in the best mannerSupervising the works of FM agency like a CBRE or JLL or any such FM agencyForecasting and budgeting and ensuring all costs within that. Sourcing of vendors and key resourcesInsurance tracking of all aspects of equipments / building / fitouts etcEnsuring all support given and maintenance of Cafeteria / Creceh / amenities Parking Management
