Job Description
As an Asset Management and Acquisition Analyst in the redevelopment and building restoration industry, you'll oversee the asset management process for 5-10 properties, manage monthly property budgets, forecast regularly, evaluate rent rolls against competitors, analyze operating expenses, and prepare detailed monthly reports for owner review. Laying the Foundation: Your Role in Restoration
  • Manage the asset management process for 5-10 properties
  • Own the monthly property budget and maintain regular forecasts
  • Evaluate and update rent rolls, comparing them to competitive properties
  • Assess operating expenses and provide variance-to-budget analysis
  • Prepare monthly asset management reports for owner review
  • Develop acquisition and development proformas for new and existing investments
  • Manage cash flow models for various real estate investments, primarily multifamily properties incorporating tax credits as a source of capital
  • Conduct market analysis to evaluate comparable properties and rents
  • Oversee data management, including Rent Comps, Apartments.com listings, market research, and news updates relevant to our investments

Requirements

The Blueprint for Success: What You Need

  • Ability to report directly to an experienced real estate investment and development management team
  • Proven capability to financially manage dozens of projects at various stages in their investment life under the Principals’ supervision
  • Strong financial acumen with a demonstrated track record of similar responsibilities at a reputable US real estate firm
  • 7-10 years of real estate asset management experience
  • Proficiency in Microsoft Excel for investment modeling
  • Superior understanding of financial concepts: Present Value, Real Estate Debt, Real Estate Equity, and US Tax considerations
  • Expertise in managing real estate tax projections using assessor websites and navigating municipal websites and processes
  • Competence in managing big data and research from sources such as Apartments.com, HUD websites, affordable housing, historic tax credits, and other niche capital sources
