Summary: The Facility Head will oversee and manage all aspects of facility operations, maintenance, and management for high-rise residential and commercial properties. This role requires a seasoned professional with extensive experience in property management, vendor management, customer service, and compliance with regulations. The Facility Head will ensure the smooth functioning of all facility services, manage a team of staff, and coordinate with various internal and external stakeholders.
Key Responsibilities:
Overall Property Management:
- Oversee the management and maintenance of high-rise residential and commercial properties.
- Ensure smooth transition, handover, and possession processes for new properties.
- Liaison with project teams for timely completion of projects and handover to residents.
Operations Management:
- Manage day-to-day operations including housekeeping, security, waste management, landscaping, pest control, and transportation.
- Ensure 24/7 supply of electricity and water, proper operation of SWPS, STP, and GSR.
- Maintain all facility-related services in compliance with company policies and guidelines.
Vendor and Contract Management:
- Manage relationships with vendors and contractors to ensure quality service delivery.
- Conduct regular performance evaluations, manage contracts, and negotiate terms for services.
- Handle procurement, store management, and inventory control using SAP and other systems.
Customer Experience and Complaint Management:
- Address customer grievances and ensure prompt resolution of complaints.
- Maintain high levels of customer satisfaction through effective communication and service delivery.
- Conduct site visits with customers, prepare snag lists, and ensure defects are rectified
Technical Oversight:
- Oversee the operation and maintenance of MEP (Mechanical, Electrical, and Plumbing) assets.
- Coordinate commissioning and testing of new assets, ensuring compliance with project specifications.
- Supervise technical works, manage annual maintenance contracts, and ensure proper documentation.
Compliance and Safety:
- Ensure compliance with all regulatory requirements, including safety and environmental regulations.
- Conduct audits and inspections to ensure facilities are in good condition and meet all safety standards.
- Implement and maintain change-management practices, organizational restructuring, and manpower rationalization initiatives.
Financial Management:
- Develop and manage budgets for facility operations and maintenance.
- Ensure timely billing, collection of dues from clients, and accurate financial reporting.
- Manage capital assets, track expenses, and optimize resource utilization.
Leadership and Team Management:
- Lead and mentor a team of facility management professionals.
- Conduct training and development programs to enhance team skills and performance.
- Foster a positive working environment and encourage a culture of continuous improvement.
- Experience: Minimum of 10 years of experience in facility management, with at least 5 years in a senior management role.
Skills:
- Strong technical knowledge of MEP systems.
- Excellent vendor management and contract negotiation skills.
