About the Role

The Business Analyst would have the opportunity to join an established Industrial/Logistics Platform sponsored by a leading investment firm with a 18-year best-in-class track record in Indian Real Estate. The selected candidate would be involved in execution of Annual Business Plan of the portfolio entities with long term value creation targets. The role provides a unique confluence of finance, business, and operations workstreams to develop holistic management skills.

The selected candidate will work directly with the Board of Directors and will get to lead projects/tasks independently thus imbibing a steep learning curve. The team is fast-paced, hard-working, and results-oriented. In keeping with our entrepreneurial philosophy, we are committed to providing you the opportunities to grow more rapidly than possible at most other places in this industry.

This position will suit a self-motivated individual who possesses strong interpersonal, technical and financial skills. A positive and enthusiastic approach is essential, along with the ability to communicate crisply and successfully with co-workers at all levels, including senior management.

This role will be based in Gurgaon and reports directly to the Board of Directors.


Responsibilities

  • Deep understanding of strategic plan, reporting, budgeting, and assisting in execution of business plans to create long-term value for key stakeholders.

*Proactively execute revenue enhancement strategies

*Manage portfolio positioning as market leader with a focus on best-in-class service for occupiers at each asset

*Work with in-house/external leasing and property management teams to maximize revenues, improve occupancy, and optimize opex/capex

*Assist on executing capital plans including debt/equity

  • Create and deliver high-quality portfolio reporting to investors/shareholders on monthly/quarterly basis as per defined formats

*Create, monitor and track annual/quarterly budgets and cash flows

*Manage and control financial modelling at asset and portfolio level

*Ensuring business has robust MIS, BI and analytics

  • Assist in executing leasing / debt related documents by coordinating with shareholders, lenders and legal counsels
  • Data mining & analysis to support strategic decision making for, leasing, operations and other decisions to be approved by the Board of Directors
  • Be part of strategic change initiatives/projects across the platform with a focus on optimization/improvement of processes using technology
  • Market research and analysis of the competitive landscape
  • Execute strategic initiatives across the portfolio- ESG, LEED Certifications, green power, GRESB, technology, ERP, marketing, asset upgradation etc.


Qualifications

  • Master’s degree in Finance from a Tier-1 institution or qualified CA


Experience

  • Minimum 2-3 years of relevant post-graduate work experience
  • Experience with Real Estate focus or similar platforms/ portfolio companies sponsored/owned by private equity funds/institutional investors


Expected Skill Set

  • Outstanding analytical skills, detail-oriented, inquisitive, pro-active attitude, and ability to take ownership of tasks/processes assigned
  • Excellent number crunching and proficiency in Excel
  • Excellent communication and presentation skills
  • Proficiency in drafting proposals, pitch decks and coordinating closure of lease agreements
  • Ability to work in a high pressure, fast paced environment, with senior team members
  • Ability to act and operate independently with minimal daily direction
  • Demonstrated interest in developing a career in the real estate industry
  • Open to travel for business, meetings, and site visits
  • Excellent relationship building and negotiation skills
