The Role

A BIM Engineer in a modular construction firm plays a critical role in ensuring efficient design, fabrication, and assembly of modular units, adhering to ISO 19650 , COBie and other international modular codes. As a Digital Wizard ( BIM Engineer ) you will be playing a pivotal part by helping team to execute 200Cr worth of projects by 2024. Here's a breakdown of their key duties, emphasizing their responsibilities related to these standards:

Pre-Construction Phase:

• Develop BIM Execution Plan (BEP) Aligned with ISO 19650: Collaborate with the team to define BIM software, workflows, Level of Detail (LOD) requirements for each project stage, communication protocols, and information exchange processes following ISO 19650 guidelines.
• Create Modular Unit Models with ISO 19650 Compliance: Develop detailed 3D models of individual modules, including precise dimensions, materials, components, and connection points, ensuring all information aligns with ISO 19650's data structuring and exchange requirements.
• Clash Detection and Resolution: Identify and address potential clashes between various building elements (structural, MEP, etc.) within each module and across the entire assembly. This ensures seamless integration during on-site construction.
• Design for Manufacturability and Assembly: Integrate knowledge of offsite fabrication processes and on-site assembly procedures to optimize the modular design for efficiency and minimize errors, considering international modular codes for specific fabrication and assembly requirements.
• Generate Shop Drawings with International Modular Code Compliance: Utilize BIM models to create detailed 2D shop drawings that adhere to international modular codes, clearly communicating component specifications, dimensions, and assembly instructions to the manufacturing team.
• Quantity Take-offs (QTOs) with International Modular Code Considerations: Extract accurate material quantities directly from the BIM model, factoring in any international modular code-specific material usage or limitations. This facilitates efficient procurement and cost estimation.

Construction Phase:

• Coordination and Collaboration using a CDE (Common Data Environment): Facilitate communication and collaboration between architects, engineers, and fabricators using a central Common Data Environment (CDE) platform as mandated by ISO 19650. This ensures all parties are working with the latest information and potential issues are identified and resolved promptly.
• Logistics Planning with BIM and International Modular Codes: Utilize BIM models to plan efficient transportation and logistics for modular units, considering weight, dimensions, stacking configurations, and any international modular code-related size or weight limitations.
• On-Site Assembly Support with ISO 19650 Compliance: Provide technical support during on-site assembly by referencing the BIM model for guidance on component placement, connection details, and resolving any unforeseen issues, ensuring compliance with ISO 19650 data handover protocols.

Additional Responsibilities:

• BIM Standards and Training: Contribute to developing and maintaining company-specific BIM standards and protocols that align with ISO 19650 and other relevant international modular codes. Potentially provide training to colleagues on BIM workflows, best practices, and compliance procedures.
• Staying Current with Technology and Standards: Continuously learn and adapt to advancements in BIM software, methodologies, and updates to ISO 19650 and international modular codes to ensure the firm utilizes the latest tools and remains compliant with evolving standards.
• Data Management and ISO 19650 Compliance: Implement strategies for managing BIM data effectively throughout the project lifecycle, ensuring version control, accessibility for relevant stakeholders, and adherence to ISO 19650's data management requirements.

Skills and Qualifications:

• Bachelor or Master’s in Civil / Structural / Mechanical / Electrical Engineering
• Proficient in the use of the following combinations of software such as  AutoCAD,  Revit, Advance Steel,Adobe Photoshop.
• Understanding of modular construction principles and offsite fabrication processes.
• Strong analytical and problem-solving skills.
• Excellent communication and collaboration skills.
• Knowledge of building codes, international modular codes, ISO 19650 principles and COBie.

Additional Skills:

• Lean Construction Principles: Knowledge of lean principles can help optimize modular construction processes and minimize waste.
• Manufacturing Processes: Familiarity with common manufacturing techniques used in modular construction can aid in BIM modeling accuracy.
• Quality Control/Quality Assurance (QA/QC): Understanding QA/QC procedures for modular construction helps ensure components meet specifications.
• Digital Fabrication: Knowledge of digital fabrication tools and processes used in modular construction can be beneficial.
• Knowledge of logistics and sequencing for modular construction projects: Understanding the logistical considerations of transporting and assembling modules is essential for BIM modelling to reflect real-world constraints.
