Project Site Head

Job Purpose:Responsible for end to end project operations for project site from planning to site activities to facilities management ensuring timely project completion, quality adherence, zero loss time injury/ accident, cost savings, profitability through process and value engineering initiatives.Key Support the zonal projects head with cascading of departmental goals till the site team level for its project site.2. Execute operational plan chalked out by zonal project head and provide support in establishing site team structure, resource management, etc. that assures profitability through timely completion of projects, cost effectiveness and efficient handling of contingencies at the project site3. Ensure the planning and budgeting activities (outsourced) for its project site in consultation with external vendors are executed4. Study the drawings, interact with & provide practical expertise on design drawings generated by Architecture department before the start of the construction phase and guide the site team in case of issues5. Coordinate & follow up with the Land Acquisition & Liasioning department for necessary approvals which may impede the progress of the project6. Plan for daily activities based on the master plan for the next day to ensure the work is on track and as per the schedule.7. Ensure the execution of site construction activities- excavation, foundation, structuring, brickwork, plastering, kitchen works, mechanical, plumbing, flooring, etc. - for the project site, is as per the plan and budget. Ensure the plan is reviewed and changed, if required8. Handle all the escalated matters of the contractors to ensure smooth project site operations9. Ensure optimum inventory management of stores at project site in consultation with Stores teams through timely indents for material thereby maintaining minimum inventory days and minimum storage cost10. Ensure completion of post construction activities in consultation with Facilities HOS along with plan and budget adherence, design and quality compliance 11. Ensure the overall site quality for the project is maintained along with housekeeping while also ensuring zero loss time injury/ accident on sites12. Authorize bills, verified by tower in charges after verifying the quantity of work delivered and material consumed.13. Ensure support to the Contracts team in finalizing eligibility criteria and technical bid evaluation for building contractors as and when required14. Review project reports including planning, inventory, expense, quality assurance plans, daily progress report for each project site and conduct review meetings with the site project teams 15. Support the zonal project head in preparation of business case for IT requirements, manpower, project finance, etc. as and when required. 16. Ensure handover of the projects to Sales & CRM team after the society has been established17. Review daily, weekly and monthly project progress trackers for assigned activities and share it with Zonal Project Head18. Manage project site team & perform performance appraisal for all the direct reports as per PMS deadlines Requirements: 8-12 years of experience in the area of monitoring / project management with at least 5 years of experience in Commercial & Residential related areas in the construction industry.Experience: B.
