Job Summary:

The Post-Closing Loan Specialist plays a critical role in ensuring the accuracy, completeness, and compliance of closed loan packages for delivery to investors. This individual will review loan documentation, address investor conditions, manage loan deliveries, and resolve any deficiencies or issues flagged by investors. The Post-Closing Loan Specialist will collaborate with internal teams, third-party vendors, and investors to ensure timely and compliant loan submissions. This position requires a strong attention to detail, the ability to manage multiple tasks, and in-depth knowledge of investor requirements and regulatory standards.


Key Responsibilities:


1.Document Review & Quality Control:

  • Audit closed loan packages to ensure completeness and compliance with investor guidelines.
  • Validate loan documents against underwriting approvals and closing instructions.

2.Address Investor Conditions:

  • Review and address investor stipulations or conditions for purchased loans.
  • Gather, correct, and submit missing or revised documents, including title policies, insurance forms, and recorded deeds.
  • Coordinate with internal teams and third parties to resolve investor-specific conditions in a timely manner.

3.Loan Delivery & Investor Submission:

  • Package and deliver closed loans to investors such as Pennymac, Mr. Cooper, eRESI, and others.
  • Verify compliance with investor guidelines to prevent penalties, delays, or buybacks.

4.Resolve Deficiencies:

  • Investigate and resolve any issues identified by investors, including compliance violations, documentation errors, or incomplete submissions.
  • Respond to investor inquiries and provide requested information within the set deadlines.

5.Compliance & Regulation Oversight:

  • Ensure all loans meet federal, state, and company regulatory standards.
  • Stay updated on investor requirements and compliance changes to avoid delays or penalties.

6.Trailing Documents Management:

  • Track and retrieve trailing documents (e.g., final title policies, recorded mortgages) to ensure timely submission to investors.
  • Monitor the post-closing pipeline to ensure all loans are delivered and conditions are cleared.

7.Reporting & Tracking:

  • Maintain detailed records of loan submissions, investor conditions, and resolution timelines.
  • Generate reports on outstanding conditions, cleared deficiencies, and delivery performance metrics.

8.Collaboration & Communication:

  • Act as a liaison between investors, title companies, loan officers, HOI, escrow companies, and internal teams to resolve post-closing issues efficiently.
  • Communicate investor feedback and recommend process improvements to reduce future deficiencies.


Required Skills:

 

  • Expertise in Investor Guidelines: Familiarity with Fannie Mae, Freddie Mac, FHA, VA, and private investor requirements.
  • Attention to Detail: Precision in reviewing complex loan documents and identifying errors or missing items.
  • Problem-Solving Skills: Ability to quickly resolve investor conditions and deficiencies.
  • Communication: Clear and effective interaction with internal teams and external partners.
  • Organization: Capable of managing multiple loans and meeting strict deadlines.

 

Preferred Qualifications:


  • 1-2 years of experience in post-closing, investor relations, or a similar mortgage role.
  • Proficiency with loan origination systems (LOS) and investor portals.
  • Knowledge of compliance regulations (RESPA, TILA, TRID, HMDA).
