Assetz residential expects to more than double its current sales over the next three years and is looking to on-board talent at various positions across project development cycle.

To support land tie-ups for growth, one of the pivotal function for the organization is fund raise and other capital market initiatives. The role envisaged in this note is for a position that involves around all the capital market initiatives that reports to Executive Director and works closely with other departments - land, legal, research, asset management and finance.

Job Profile :

To be tasked for being a touchpoint for all third party investors such as PE funds, NBFCs, AIFs, Banks and family offices for funding related initiatives of the residential vertical of Assetz, this role involves mapping of investors, relationship building, relationship management, preparation of investment pitches, corporate decks and financial models, running entire fund raise process, on-boarding of investors and periodic investor reporting. The role will also be tasked with growing investor base with family offices and high net worth individuals. The capital and fund raise initiatives will be at all levels including entity level raise, capital intervention in current projects and capital raise for future projects.

Key Responsibilities :

- Mapping investment landscape and new investors in real estate ;

- Relationship - calendar of periodic meetings and approach for showcasing deals ;

- Interactions with Big4s, IPCs and investment banking firms for deal structures, leads and investor introductions ;

- Providing inputs to land team for deal closures from funding perspective ;

- Fund raise preparation - internal coordination with land teams to forecast funding requirements, understanding land and other refinancing pipeline, preparation of VDR, teasers, IM, financial models;

- Updating Corporate profiles, pitches for group level positioning;

- Coordinating with finance for preparing and updating enterprise level data for investors ;

- Setting up data rooms, investor interactions/clarifications on all aspects of projects including internal coordination;

- Involvement in documentation such as term sheets and definitive agreements;

- Coordination with secretarial and finance teams to ensure deal related compliances;

- Investor on-boarding and sign-offs;

- Investment monitoring and periodic reporting to investors;

- Other support roles to land, research teams from time to time;

- Coordinating with other teams for investor reporting

Depending on the candidate and her/his willingness and ability to assume more role, seniority of the position along with the scope of roles/tasks can be further enhanced.

Key Skills, Experience and Background that is suitable for the Job:

a. Experience :

- Three to Seven years of experience in investment banking, IPCs, Big4s or investments team of a developer. Other experience related to fund raise in real estate can be considered. Experience of being involved in closure of PE/NBFC transaction is an added advantage.

b. Technical Skills :

- Must have well developed modelling skills with an emphasis on cashflow projections, valuation techniques, developing pro forma economics and also integrating multiple project financials in consolidated models

- Must have strong PPT skills to prepare impactful teasers, presentations, IMs, corporate decks

- Knowledge of reading and analysing financial statements, cashflows, bank statements etc required

- Current knowledge of industry trends in real estate and development, and a natural desire to understand specific market characteristics;

- Basic knowledge of the overall development process is preferred

c. Communication & Interpersonal skills:

- The role requires entrepreneurial spirit at play to reach out to external and internal stakeholders to meet the required outcomes

- Requires strong communication skills to successfully be able to represent Assetz to the capital markets with reasonable degree of sophistication, knowledge and experience.

- Should be able to establish, build and maintain internal relationships for coordination and reporting

- Role will require ability to multi-task on multiple assignments simultaneously depending on deal calendar and deal cycle

- Strong verbal, written and presentation skills required.

d. Educational Background & Experience :

- Bachelor's degree with MBA/CA/CFA from an accredited institution in business administration, economics, finance, or real estate.

- 3 to 7 years experience in investments/capital raise/real estate advisory including managing due diligence etc

- Experience with Big4s/IPCs/investment banks/Developer
