Purchase Manager – Real Estate

Job Summary:
The Purchase Manager will be responsible for managing the procurement of construction materials, services, and equipment required for real estate projects. The role includes vendor development, negotiation, cost control, and ensuring timely availability of materials as per project schedules and quality standards.
Key Responsibilities:
- Plan, manage, and oversee the entire procurement process for all project requirements.
- Source, evaluate, and finalize vendors/suppliers based on quality, price, and delivery terms.
- Negotiate contracts, rates, and payment terms with suppliers and contractors.
- Prepare purchase orders, work orders, and ensure compliance with company policies.
- Coordinate with project, site, accounts, and stores teams to monitor material requirements and deliveries.
- Maintain updated records of material procurement, price comparisons, and supplier performance.
- Ensure timely delivery of materials to avoid project delays.
- Develop and maintain a reliable vendor database and establish long-term supplier relationships.
- Monitor market trends to identify new suppliers and cost-saving opportunities.
- Verify bills and support the accounts team during vendor payment processing.
- Ensure adherence to quality standards, statutory compliances, and internal audit requirements.
Qualifications & Skills:
- Bachelor’s degree in Commerce, Civil Engineering, or Supply Chain Management (MBA preferred).
- 5–10 years of experience in procurement/purchase within the real estate or construction industry.
- Strong knowledge of construction materials, vendor management, and negotiation techniques.
- Proficiency in MS Office, Tally, and ERP systems.
- Excellent communication, analytical, and leadership skills.
- Ability to manage multiple projects and meet strict deadlines.
