Project Head is responsible for ensuring highest quality of Civil, mechanical, electrical and plumbing works in accordance to project specific cost and schedule requirements.

This a key critical role to ensure the success of the project, as he will oversee every aspect of Construction of the Project from conception to completion inclusive of day-to-day monitoring and execution via PMC Model

CORE RESPONSIBILITIES

Responsibility1Coordinate, Supervise/review & execution of all aspects of the Project, from start to Handover of Operations team.2Coordination with a multidisciplinary team at site and site contractors for smooth running of construction activities3Ensuring construction sequences and methodologies adopted are in compliance with project Coordination with a multidisciplinary team at site and site contractors for smooth running of construction activities.4Ensure timely mobilization of Resources (Manpower, Material and Equipment) by coordinating with the project planning team and respective HO departments to ensure on time availability of required workforce and equipment as well as ensuring proper use of resources.5Monitoring and sharing construction progress with all concerned.

Adherence to contract specifications, quality standards by obtaining regular reports and feedback from all concerned department and site contractors to ensure compliance to agreed timeline and standards6Manage to obtain mandatory licenses, approvals and clearances as required for construction activities.

(Across functions)7Inspection of all incoming materials in accordance with approved BOQ and samples8Preparation of progress site reports and presentation for management.

Monitoring & preparing monthly work progress reports9Coordinating with Architects for timely issues of drawing and clarifications10Coordination with the MEP team for civil requirements of services11Certification of vendor Bill12Plan activities for projects, resource planning schedule with software and develop the schedule step by step.

Developing project plans and schedules, ensuring alignment with project objectives and timelines13Ensure the implementation of company laid systems /processes including documentation of DPR, WPR, MPR, Reconciliation reports, Quality reports, safety reports etc.

Regular follow up & monitoring of reports being received from concerned team, collation of information & submission of summary report to Head of Projects in prescribed forma14Liaise with the Projects team, architects, consultants, contracts, and procurement teams to address cost and contractual issues15Responsible for Quality, EHS, Timelines & Cost of all Works of Project.16Early engagement with concerned teams & identification of Project Deliverables in accordance with project timetable.

The sequencing shall be planned in consultation with Head of Projects such that timelines are aligned with contractual deliverables and overall stage wise timelines mandated by HO Planning17Ensure capturing of all project progress data, Evaluation of project schedule & cost progress, identification of problem areas & critical issues, analysis of critical path & constraints18Develop & maintain periodic status report of project to keep management informed on project progress include following:
Variance Analysis

  • Expenses
  • Cash Flow Forecasting
  • Program Management
  • Vendor Management
  • Generate monthly reports, project charts, and presentations on project progress, budget performance, and critical issues.19Identify Value Engineering opportunities during Design, Construction & Post construction phase20Construction Management of Marketing office / show apartment21SPOC handing over from Projects to Operations on completion

KEY REQUIRE MENTS

Minimum Qualification:


BE/BTech in Civil with 15-18 years' experience in the real estate Construction, particularly in Execution of Premium Residential High-rise project (G+20); must have executed at least 2 such Residential Project from start to end.

Preference to candidates having PG course in Construction Tech & Management with a flair of local language.

Years of Experience:


At least 15 years of experience with a large real estate firm / construction firm / IPC consultancy firm or with a real estate developer and having exposure of Premium High Rise Residential and Hospitality projects.


Functional Skills:
Proficiency in MS PowerPoint, Excel, Word & MS ProjectExcellent Communication skills
