Role: Asset Operations

Location: GIFT City, Gandhinagar


Primary Responsibilities:

  • Responsible for setting up processes in the prevailing life cycle of an asset or portfolio.
  • To set up processes for all the Assets under management and any other new acquisitions/ transitions and exits.
  • Handling complete Building Operations.
  • Efficient Utilities performance management.
  • MEP - PPM, Repair and Maintenance.
  • Upgrade and Maintenance of Building Fabric.
  • Handling Fire safety, life safety and security and evacuation process in case of emergency.
  • Overall efficient carparking management.
  • AMC contracts with third party vendors.
  • Vendors and Contract Management with supplier and service providers.
  • Handling Soft-services department.
  • Performing Building systems periodic Audits and carrying out corrective measures.
  • Handling Compliance related activities for overall asset.
  • Improvisation of the existing operations.
  • Reduction in CAM charges.
  • Execution of OPEX and Capex Projects in time and cost effective
  • Initiatives to enhance the value of the asset under management
  • Any other special projects initiatives by HOD / Management.
  • Proper documentation of all manpower, material and resources and timely reporting to the management representative all the time and extending full support to the management representatives in implementation of new initiatives and processes as and when required.
  • Routine operations of Engineering department and all services of property management and infrastructure Management.
  • Deliver the role in alignment with the Environmental, Social, and Governance (ESG) framework, including Health and Safety (EHS).


Role Requirements:

Education: B. Engineering Degree in Electrical or Mechanical.


Work Experience: 10-15 years, in Property management of 1-2 million sq. ft. commercial Parks/ IT Parks / large multi tenanted building with amenities.


Skills Required:

  • Knowledge of MS – Excel, Word, and Power Point
  • Excellent Communication skills as dealing with Occupants
  • Engineering and Maintenance Skills
  • Energy Audit, Fire Audit and Structural Audit
  • Certifications – Wellness, IGBC, ISO
