LOCATION: BANGALORE/ MUMBAI/ HYDERABADRole: Senior Associate for CRE- Corporate Real Estate / Workspace- Interior DesignRole Objective: As Senior Associate, overall responsible for multiple interior projects as the Lead Project/Account Head for all Design Consultancy & Design Build Projects and ensure that projects are completed within budgets and schedules while meeting business objectives and design guidelines. A Key highlight of the scope will be to ensure client satisfaction and high standards of project delivery & that of Design Built projects with the agreed budgetsProject Designing, Planning & Delivery:-a) Design working along with the Associate Director & Associate Design Lead to develop concept/Plans for all projects and execute them, simultaneously in different stages, to ensure that the implementation takes place as per schedule and in line with high quality standards required.b) Liaise with the clients to understand their requirements and ensure delivery of the design in-line with the requirementsc) Ensure that the project complies with all legal requirements and all other specified parametersd) Prepare and make project-related presentations to clients.e) Schedule & coordinate meetings, publish meeting agendas, capture and publish minutes of meeting to keep track of requirements, grievances and feedbackf) Maintain an issues log and timely resolution (with the log for time taken to resolve issues) of the issues in an effective and comprehensive manner.g) Understand, implement and follow relevant methodology, processes and standards to ensure that all project team members understand and follow them.h) Ensure invoices are raised on-time and outstanding are collected as per the terms agreed with the client.i) Maintain a detailed project plan with clear cut milestones and associated resources requirements for every project.j) Plan, in conjunction with Design Director, Design Lead, resource allocation and management to ensure efficient utilization of resources.k) Design & Build Projects: The associate will have the ownership of the D&B Projects at all levels to its completion.Repeat Business from Existing Clientsl) Pitch additional work to existing clients in order to increase repeat business.m) To assist various aspects of Sales process from lead generation, presales, account management, post sales support and collection by making use of the industry experience and knowledgeAs Senior Associate, overall responsible for multiple projects as the Lead Project/Account Head for all Design Consultancy & Design Build Projects and ensure that projects are completed within budgets and schedules while meeting business objectives and design guidelines. A Key highlight of the scope will be to ensure client satisfaction and high standards of project delivery & that of Design Built projects with the agreed budgetsDrawings, Designs & Documentation:-n) Ensure complete ownership of BOQ, Specification & GFC drawings that are delivered to the site.o) Ensure working drawings adhere to DSP and DAD standards.p) Review drawings made by team members to ensure they are of required quality and guide them where appropriate.q) Ensure drawings for D&B projects are in line with internal procurement team.r) Provide necessary inputs in the development & detailing of designs as and when required.s) Maintain project documentation as required to ensure a record of revisions issued thereby maintaining a log for change managementCo-ordination and Site Supervision:-t) Coordinate with Clients, Directors, Design Leads, Team Members, Consultants, Municipal authorities to ensure provide project related data/information.u) Interacting with Service Consultants / Partners, Project Team, Design Team, Architect Team & Technical Staff for execution of project.v) Coordinate with the Site Supervisor to note the progress onsite.w) Check sample materials used to ensure they adhere to quality standards and comply with the design.Liaison for Completion Certificates :-x) Liaison with certificate bodies to obtain required certificates for proper completion of project.y) Coordinate with architect and structural engineers.People Development & Team handling :-z) Ensure development needs of Team Members are identified and the needs are appropriately met through training/other means. Ensure development of the studio for adopting to new presentation techniques by use of new software adoption and implementation.Communication (External & Internal) :-aa)Provide periodic updates to the client in a clear and documented manner of all aspects of the projects on the status of the project as per the milestones agreed.bb)Interact regularly with team members involved in project to ensure smooth execution of the project.cc)Provide periodic updates on the status of various projects to Studio Head, &DSP Managementdd)Provide regular updates to DSP Billing & Accounts on invoicing and projection of projects billing cycle.MINIMUM REQUIREMENTSLevel of Education- B. Arch /BSc in Interior DesignTechnical Skills- AutoCAD, Sketchup, MS Office (Project, Word, Excel, & PowerPoint) Experience: 15+ years of experienceGood written & verbal communication skills
