Position Requirements

1Feasibility Study before the deal is signed
Ensure thatthe feasibility study is conducted in terms of optimum FSIexploitation & necessary statutory approvals.
Coordinate with Business Development and support decision makingthrough above inputs.
2 Coordination and relationshipmanagement with liaison architect
Shortlist liaisonarchitects basis past performance and project requirements
Negotiate terms and conditions and important aspectssuch as timelines and payment with the liaison architect
Frame relevant clauses and strike an agreement with the liaisonarchitect
Ensure timely certification of the bills andpayments of liaison architect
Support design team withinputs on regulations in order to finalize schematic layout andfinal building plan
3 Budgeting and planning forapprovals and certificates
Prepare budget before projectcommencement for the process of obtaining all necessary approvals
Provide inputs related to approvals budget to costingand budgeting team to incorporate the same in project budget
Prepare plan before project commencement for the processfor obtaining all necessary approvals
Provide inputsrelated to approvals to the planning team to incorporate the samein the project plan
4 Ensuring all necessary approvalsand certificates are obtained in a timely manner
Monitoradherence to budget and plan for obtaining approvals
Apply for and obtain commencement certificates at various stages ofthe projects
Maintain all necessary information requiredfor obtaining approvals
Coordinate with liaisonarchitect to ensure that the plans for municipal and otherapprovals are delivered in a timely manner
Review andapprove the plans from liaison architects for obtaining approvals
Ensure that the necessary submissions for obtainingapprovals are done in a timely manner
Coordinate withconsultants / liaison architect to ensure that the necessaryapplications for environment and other clearances are made torelevant authorities attend meetings for technical review advertisein news papers for environmental clearances attend hearing andobtain final clearance from the authorities
5 Liaisonwith Regulatory bodies
Liaison with regulatory bodiesfor updates on new developments requirements proposals etc whichmay be useful for projects and proposals
Organize andcoordinate the site visits of government officials.
Certify payments to regulatory authorities and agencies
6Management responsibilities
Update management and JVpartners regularly on various approvals and timelines for all theprojects in his region
Maintain project history relatedto approvals and liaison activities
Update management onthe recent developments in building norms new regulations etc

EDUCATION & EXPERIENCE:
Applicants should be Graduates (Civil Engineers)/ BARCH/MBA
Preferred with 78 years relevant experience inliaison.
Good communication skillsessential.
